selling house - when to start worrying? UPDATED x2 (pg. 3)

    100% too many bits of furniture. In the shot from living room through to diner, Im trying to imagine where my furniture would go but I can't because the hammock etc is distracting me. Clean floorspace means you can imagine where your furniture would go.

    Poang, wicker rocker, black chair and baby hammock (?) are clutter to a buyer. I like them but not when I'm looking at a potential property

    And bedroom shot is shot from wrong angle. floorplan says there are big wardrobes, I want to see how big they are.

  • It's listed as a three bedroom house, but there's only a photo of one of the bedrooms and floorplan only labels two (is the study being counted as the third??)

    Agree with above post, the bedroom situation is very confusing. You claim 3, have pictures of only one, and list 2 bedrooms and a study on the floorplan.

    Why don't you have pictures of bedroom 2 or the study? Not having pictures of 2 rooms is quite a big omission...

    I would also include a picture of the back garden.

    Couple of comments:
    Get the pics retaken in focus, maybe a better camera.

    Take the outside shot from a better angle so it doesn't show all the other houses in a row - the boxy design doesn't benefit from being duplicated.

    If you must have rugs, ensure they are 100% flat.

    Pic 2 and 7 -get as much stuff out of the way for the pictures and any viewings.

    The way I look at it, is you might like quirky bits of furniture and want to show them off. Your potential buyer might also like quirky bits of furniture.

    But they want to be able to see where they could put them!

    I actually really like your house. The outside put me off.

    But the inside is EXACTLY what I would love to move into

  • I also find myself struggling a bit with the kitchen, dining area, lounge/diner, lounge area descriptions - just how many rooms are there? The floor plan shows a kitchen, dining room and lounge so it feels like the write-up is double counting something somewhere!

    The wardrobes are in the other bedroom. Not sure why the EA didn't take pictures of that one.

    Yes, the study is counted as the third, it is a single bedroom, although at the moment it has built-in office furniture.

    As I said, not sure why the EA didn't take picts of bedroom 2. Re. the study, he said 'a study is a study' (?) but I guess the real reason is that is REALLY cluttered.
    I sent them 3 pictures of the garden (it was not done when the EA came to take the pictures) but they didn't include them ...

    Def have words with the EA then. Missing out 2 rooms is daft. Saying a study is a study is the same as saying a bedroom is a bedroom, a kitchen is a kitchen, its ridiculous!

    Is the built in office furniture staying or going? If you are leaving it then it should be listed as 2 bed with study (with scope to make it into a third bedroom)

    Most people who want a 3 bed house will want a 3 bed house, so may find it hard to see past bulky built in furniture to see how they will fit a bed in.

    Honestly to me your kitchen and lounge/diner look lovely. The bedroom does look a bit sparse and dingy and doesnt match up to the living room warm decor.

    Yes, totally I agree, I love the downstairs open plan, haven't seen any other (affordable) house like this one, but yes, the outside...
    In fact just found the brochure and pictures of when I bought it - there's NO outside shot! Should I suggest this to the EA?
