you know, I had the same problem when I read the description...
I think it's because the kitchen as such is at the very front and then there's an open space between the kitchen and the lounge with a breakfasting bar (where the word 'kitchen' is in the floorplan). Maybe a picture taken from the kitchen would clarify this.0 -

will do.marliepanda wrote: »Is the built in office furniture staying or going? If you are leaving it then it should be listed as 2 bed with study (with scope to make it into a third bedroom)
mm good point.
we thought we'd leave it, mainly becuase it's made to measure (was already in the house when I moved in)marliepanda wrote: »Most people who want a 3 bed house will want a 3 bed house, so may find it hard to see past bulky built in furniture to see how they will fit a bed in.
Really? I always thought people do look for studies as well (it was def a plus for me)marliepanda wrote: »Honestly to me your kitchen and lounge/diner look lovely. The bedroom does look a bit sparse and dingy and doesnt match up to the living room warm decor.
oh, thanks! well, the bedroom has a lovely 40's art deco wardrobe but you can't see it from that angle, but I know what you mean, I'll get new pictures - you think a more colourful bedspread will do?0 -

People will certainly want studies, but people who need 3 bedrooms won't. And I would imagine many of those looking at a 3 bed property will want 3 usable bedrooms (also some people are funny about downstairs bedrooms)
I do think the bedroom could do with a bit of tarting up yes, and show it at its best. You have multiple angle shots of the lounge but only one of the bedroom.0 -
I think it looks nice however the EA has really muddled things up!! The pictures of the kitchen are spaced too far apart, and picture 11 is nigh on the same as picture 1! As has been said i would have a little declutter and get rid of some of the furniture if possible, just so potential buyers can see where they would put their furniture.Any views are my own and may not always be correct - though i do try0

I think that was the EA 'attempt' to include the garden picture I sent them!0 -

Personally I think it has more kerb appeal.
Plus an extra bedroom and what appears to be all of the furniture for an extra 10grand.
It also has pictures of all of the rooms and gardens, a definite plus for them.

omg - I hadn't noticed that!!
and it's been on the market for over a year........
I need to think of plan B0 -
Personally, I think you're house looks really nice on the inside. Shame about the outside - that will immediately put a lot of buyers off. I also think this is really a two bed, not a three bed. At the moment, people looking for 2 beds will miss this while those looking for a 3 bed will soon realise that this isn't really a 3 bed; it's a 2 bed with a study.
Agree with everything said above about ensuring there's decent pictures of all rooms on Rightmove.0 -
Agree with everything so far. The house just isn't appealing to me. How to fix it though? I would not show the neighbouring properties in the first picture. I wouldn't call it a 3 bedroom property. Although the study could fit a bed in it, if you want to put a bed in and set it up as a bedroom then you could do that otherwise it's a very spacious 2 bedroom house with a study.
Also, is it on a road or do you have to park up elsewhere and walk to it?:footie:Regular savers earn 6% interest (HSBC, First Direct, M&S)
