    Hi manchester82 again.

I'm not surprised you are confused! There is NO right advice. And this is partly because what's 'right' depends on your tenants' lifestyles (for example, are they out at work 9-5?). So what may be best for one tenant might not be best for another!

You can get the current cost (in pence per kWh) for your tenants of running different heating from the Nottingham Energy Partnership website here. You'll need to correct the costs per kWh ("unit") for the rates in Manchester. Gas central heating is the cheapest to run, then off-peak (with storage heaters, as suggested by me here and Cardew here) and the most expensive is full-price electricity. But if your tenants are out all day they may not like storage heaters as there may not be much heat left when they come back after 5 p.m. (They'll probably buy some cheap heaters from Argos and plug them in! Make sure you put in lots of sockets!).

Of course the cost of putting in (and maintaining) the central heating is up to you. I'm sure people will recommend the very expensive heaters such as Dynamic Electric Radiator, Rointe, Farho, Intelliheat, etc etc (see the Rointe thread here) - especially the electricians who could install them for you. They'll be making a lot of money!

    I hope that helps!
