Tenancy ends in 2 weeks, LL incommunicado!

    Surely if you still have the keys on 28th you have gone into another rental period?

    Love the LAs misuse of revert. You can *ask*.

    Just make sure that you take proper detailed, date evidenced photos of everything before you leave. Down the lav pan, inside bath/basin, inside white goods, on tops of shelves/inside cupboards , skirting boards, close up of window sills ,shower screens, round light swicthes and so on.. Number them and relate them to each room/area on a list. Photos of meter readings too.

    I was expecting to do what I have done with previous rental properties. Check out Inspection carried out on the last day and keys handed back then.

    We would rather be present at the check out as the LL has been fairly Mmm well he's been a bit of an idiot throughout our tenancy

    Not at all.
    I wanted to check why and if your tenancy will indeed end as you claimed.
    If you vacate thinking the tenancy has ended when it has actually not you could end up pursued for rent!

    It would have been helpful if you had replied to the query regarding the assumed cause of the tenancy ending.

    As you haven't given details as to whether the 27th is the end of a fixed term tenancy, in itself you landlord making such a statement does not make it a fact.

    At this point it can at most be understood as an agreement to surrender. If you have it in writing it is better than nothing.

    Well, assuming the LA is quite close to the property (I imagine this to be the norm) then you can still hand the keys back to them on the last day. I'm afraid I don't know about inspections and whether you can insist on this being on the last day / being present.

    I can understand the OPs ... frustration? (though post 27 shows considerable restraint!)

    He asked a clear simple question ( about returning keys etc) and ended up with multiple posts debating a point of law on a totally different question (ending a tenancy).

    Granted they are related and granted they overlap and granted the OP might have got it wrong that the tenancy was ending when he thought.

    But that's not what he came here for.

    OP - re inspection, if you won't be there for it, just take LOTS of photos before you leave - even inside the fridge/oven.

    His first post opened: "Our Tenancy ends on the 27th of June. LL served us with a S21...".

    Now if that doesn't raise any red flags prompting to confirm with OP why should the tenancy end I don't know what does.
    He could just have replied to that simple query, but he never did...

    Return of keys is irrelevant, what is important is the status of the tenancy.

    (I do agree, though, that there was not much point raising yet again a debate about what to do after a s.21 notice is served).

    Always easy to comment late (and off-topic) and to pose as bearer of great wisdom...
