    I don't see that removed document is any relevance to this thread unless you think their revamping their website some years ago, removing a whole section of documents, invalidates blog comments I've quoted above that are still present on the link I gave? Follow the link to check they are still there for yourself ;)

    It's not misleading because it could very well be the case that the landlord them liable liable for a month rent in lieu of notice depending on the tenancy situation if he so chooses.
    Hence the only prudent advice to tenants leaving after being served a s.21 notice (during a periodic tenancy): Serve your notice to quit or get an acceptance of surrender signed by landlord!

    The s.21 is the notice to quit, give up possession by the date specified by handing the keys back (obtain proof either of delivery or signed acknowledgement), take pictures of the building and make sure to give the landlord a forwarding address to send a cheque for the balance of the deposit.

    The thread wasn't about if our tenancy ends!

    My question was what to do at the end of the tenancy!

    The thread seems to have gotten away from my question!
    Turning our clutter to top up our house deposit: £3000/£303.05 we're on our way!

    It gets flagged up on here so many times.....

    Mind you it does not help when LLZ's page headed " notice to quit" is misleading. No mention of necessity for court order if T remains in situ

    Ok so finally LL has sent a response.

    Our Tenancy ends on the 27th June. He has responded that our tenancy ends at Midnight on the 27th and we need to get the keys to the LA no later than the start of business on the 28th!

    This is totally not possible as we are moving away from the area. So not sure how we are suppose to hand back the keys.

    He has also

    "The Inventory and check out procedure will be handled by a third party and I will revert to you their availability"

    Can we insist this is carried out on our last day?

    It is a Notice of Intent to seek Repossession. T does not have to leave until a court order has been obtained and enforced if necessary. NTQs apply to common law tenancies

    In your initial post you stated that your tenancy ends on 27th June, so this shouldn't be news to you - how/when were you planning to return the keys?
