    I think the original Hither Green suggestion is a popular one on MSE. SE London is generally the cheapest area.

    However I used to live here in Walthamstow and its central, nice, with parking and cheaper than your budget!

    This has always been a good area and I lived at Crystal Palace for many years when I was first married, in Belvedere Road.

    Transport links are very good and the high street area is quite trendy now with it's cafe style culture.

    If you don't know much about SE London, I think this is a very good area to consider.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    ok, no internal pictures so probably needs a bit of work, but this has good square footage and a good layout for a one bed conversion (you can't take either for granted). I live nearby so can vouch for it being a quiet (for London ;) ) residential road.

    The other Hither Green one earlier is a really good location close to transport, but it is a bit weird because it is the side return extension of a shop on a corner. I would expect an investor to buy it because it is a really good location, but not the kind of place you would actually want to own to live in.
