    Yes, the flats in Waltham Forest are well worth a look and Lloyd Park is particularly nice - these Warner flats are very desirable. We're buying a house just on the other side of the park.

    This looks a nice flat but one thing I would say about the description is the walking time to the tube is a bit optimistic. It may be 10 - 15 minutes for the properties just off Forest Road (11 mins from half way down Badlis Road for example) but this one will be at least 17 minutes walk at a moderate quick place and maybe more.

    There will be other properties in this area within your reach. We looked at a nice 2-bed first floor flat with garden needing some work in one of the streets off Forest Road for £150K, but agent reckoned they would take less for short lease...

    The easiest tube to get to from Lloyd Park isn't Walthamstow Central: it's less than a five-minute bus-ride on the 123 route from Forest Road to Blackhorse Road tube.

    You should have plenty of options if you're prepared to look in cheaper areas. West London is expensive. Look to the north east, east and south east.

    I sold my one-bed flat (very decent size, separate kitchen and bedroom, 3 minute walk from the tube) in N15 for £160k at the end of last year. But it was N15, not W12. You do have to compromise on area, or go further out.

    I lost my front tooth in that park! Some oik threw a stone at me which landed square in my mouth....I was 10.
    We made it! All three boys have graduated, it's been hard work but it shows there is a possibility of a chance of normal (ish) life after a diagnosis (or two) of ASD. It's not been the easiest route but I am so glad I ignored everything and everyone and did my own therapies with them.
    Eldests' EDS diagnosis 4.5.10, mine 13.1.11 eekk - now having fun and games as a wheelchair user.

    The dehumidifier in the lounge might make me ask if there's a reason its £150k in all honesty. Damp might be a problem.

    That's an air conditioning/cooler unit. My parents have a similar monstrosity.

    I know i'm as blind as a bat but i couldn't see an air conditioning unit, the thing in the lounge is an electric heater isn't it ?
