Stick a vase full of twigs on the table and it will rent straight away.
Alternatively drop the price until someone rents it, clearly of the mortgage is £310 you can afford to accept much less than £650 and still cover your costs- better to end the void by renting it at £500 or even £400 for 6 months than to have it sitting empty. If the market is better in 6 months you can always hike the rent up and give your tenant notice if they decide to leave instead of accept rent increase (or try to rent it for £650pcm but with a discount of £200 for the first 3 or 6 months or something)?0 -

I often encountered students from overseas who realised automatically that free school education had to be grabbed and treasured.
They would be aghast when they saw how some local kids had no respect for it or concept of how valuable it was.

Advertise it through a workplace;or ask the local education authority to let it to some teachers moving into the area. AIUI you can't offset the losses from BTL against other income. A way around it might be possible if self employed as I guess it could be possible to wrap the rent of the property and other self employment into one income and cost stream.
Get advice though. The Inland Revenue might want to see the property transferred to the company you would be using which might incur SDLT (stamp duty).
We have had a month's-worth of rain in a day over here last night. My back garden is under 6" of water. Viva will know what Aussie rain looks like. We've had it for 36 hours whereas normally it lasts an hour max. Perth had a pretty amazing storm last night too; entire blocks of flats had their rooves ripped off! I really love that pounding Aussie rain but this weekend I miss a steady English drizzle.0 -
