    Offers in Region of £170,000

    Croston Road, Farington Moss, Leyland
    3 bedroom semi-detached house
Last available sold price: £115,000 19 Mar 2004

However, according to land registry, since you bought the house the average semi in Preston has increased by 19.5%
    March 2004 February 2012

    Semi-detached (£)
    93,739 112,022
Which means that if your house has increased at the same pace as other semis in the area, it would be worth in the region of £137k.

So what factors haven't I considered? Have you extended the house? Has the council introduced traffic calming measures to reduce the flow of traffic outside the house?

In fact, you bought at a time when prices were rising and people bought anything just to get a foot on the ladder. When the housing market suffers, less desirable houses suffer the most. I worry for you that many people will have the same opinion as myself..... that they wouldn't buy so close to a pylon at any price.

I fail to see how the prices quoted by the agents can be anything other than b/s.

Good luck selling it, I think you'll need it.
