    lovely house.

    Everyone has different views, but i really like the fairly minimal look in most of the rooms. The opposite (clutter) is far far worse.

    Garden and picture across the back fields is lovely (pic 4).

    As others have mentioned it could be the pylon that puts people off (it wouldn't
    put me off tbh), maybe get the pictures redone or cropped to remove this from view

    I'd agree that a floorplan and/or dimensions might help here. The photos start to make the rooms look small because of the way they are taken from the corner of the room showing only a small area. Looking at the outside it should have good sized rooms, but with the photos making them look small, and no floorplan or room sizes to counter that, its looking a bit pokey.

    What is the likely future of the fields behind - they look great but if they are zoned for building it will put people off because they know they will lose the view and the peace!

    If the garden can be extended, this should be clear from the particulars. People prefer to find a house with potential, even if they'll never get around to exploiting it. The fact that some of your neighbours have extended, indicates the potential's there, but only with additional garden space.

    While it's plain that you don't like gardening, you should try, just for a few months! The conservatory could be a really inviting adult space if suitably furnished and filled with green plants. As others have said, the starkness of the frontage could also be lifted with some modest planting in containers.

    ....And while people like to be close to schools, being right opposite a primary typically comes with a penalty of inconsiderate parking twice a day in term times. This isn't necessarily a deal breaker, but like the pylon, the pricing may have to reflect it.

    Hope I don't sound too negative. Your house looks broadly comparable with very many other semi-dees, and perhaps that's the problem in a tough market and sector.

    The pylons are actually about 100m away, so I'd get the outside shots retaken without including the **** pylons.

    The other thing is that your next door neighbour's house (number 119) sold for £131k in 2005. You are asking 30% more. Is that realistic? (Forget about what the agents say. They always value high in order to get the business.)

    To put this in perspective, the Nationwide Building Society reckon that house prices in the North West generally have gone down by nearly 8% over that period. So, based on the 2005 price and assuming no change in the condition of the property, Nationwide value your neighbour's house currently at just under £121,000. Of course, the 8% drop in prices is an average for the whole area, but you really need to ask yourself whether your particular area has bucked the trend to that extent, or whether there was something very seriously wrong with number 119 when it was sold in 2005?
    No reliance should be placed on the above! Absolutely none, do you hear?

    I wouldn't take too much notice of how many hits your property is getting on the net as a lot of people will look just to be nosy. Having a nose around somebodies house on the net is a growing hobby! The amount of hits your house has had must have shot up since the link was posted here, so it isn't a real indication of interest, only actual viewers can be counted as solid interest, or phone enquiries to the ea.

    All you need is one person to fall in love with that wonderful view. And they must be out there somewhere, you just need to reel them in.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    I'm local to you and have never heard of your agents. They don't have an office in Leyland, do they? Might that be an issue, I wonder?

    It definitely needs a better description as well. It doesn't tell us much at the moment.

    Local knowledge is key, definately.

    OP. I really like your house actually, and is the sort of thing that we are looking for, only in a different area.

    Good luck OP, I am currently selling my house too and I am changing to an Estate Agent local to me because I think it does cause an issue.
    Grab life by the balls before it grabs you by the neck.

    our EA is based in Longton which isn't too far from us and he knows the area well, granted their picture taking skills aren't fantastic!

    We're at the stage now where knowing what to do is very difficult! lots of discussions going on in our house!

    As it stands the fields behind are staying as they are and the only residents are the cows! will sure miss those views!

    What he said. I am a prospective buyer and all I really care about is market value. Based on your neighbours sale price and the local house price index, it looks overpriced to me.

    But retaking the outside photo without the pylons wouldn't hurt matters.
