opinions on how to sell our house please!

Hi all,

I would love your advice and opinions on how to give our house the push it needs to sell!
We've been on the market since Feb and it's been very difficult to guage the price in the current market, we had 4 valuations at 160k, two at 170k and one at 190k!
had a few viewings since it went on but no offers as yet. comments have been small garden (but there is opportunity to buy some extra land at the back as other neighbours have) and they like it but it's not for them

    The first thing I noticed was the pylon. Maybe that's putting people off?
  • Your lounge looks very bare - if the photo was taken from another angle would it look better? Other than that, the house looks lovely IMHO

    The description is non existent, I know some agents do this, but I really don't like it. Yes the pylon would be an issue for me, but the fields at teh back are great. The back looks like it is missing a window, there are 3 beds, but only 2 pictured does the bathroom or 3 rd bedroom have a window on the side?     I don't know the area or the average selling price for your kind of house, so you would need to do some research on what similar or comparable properties have sold for over the past 6 months or so.

    The lounge looks terribly bare and quite small with only a view of an armchair. Plus the pylon would put me off. However, pylon apart the views from the back are wonderful.

    I would think you need to bring your price down to £160k as it would seem the lower valuation was the more realistic one to market the house at, seeing as you've only had 4 viewings and no offers so far.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    Yes, agree with this. Are potential buyers aware of the cost of buying additional land as this may sway their decision if they can get another similar property with a bigger garden for less or similar outlay as it would be less hassle?

    Yep, how does the asking-price compare to actual sold prices in the same neighbourhood? If the "valuations" you've received have all been from estate-agents you should probably take a hefty percentage off. They will inflate their estimates to get your business.

    It's no use saying there is an opportunity to buy some extra land at the back as other neighbours have done if the garden raelly is too small. You should buy it now.

    To be honest, the photos look like they were taken by an amateur or someone who is more interested in trying to flog the furniture or fittings.

    The house looks a bit spartan, almost like no-one lives there. I think that might have been a tidy-up or a de-clutter too far. A blank canvas for some but cold and clinical to others.

    There's no floor-plan and there should be one.

    According to our EA we are gettin the hits on the net but somethings stopping them picking up the phone! good point about the pylon and we've just had a good discussion about how to alter angle for the lounge picture :o)

    It's difficult to compare the value as the only other two houses like ours that have sold have been passed down family members so at a reduced cost and a few years ago so we had to go off the EA's opinions

    We're looking to upsize and have found a house we like so going for a mortgage in principal next week then we've got to decide how to give ours a push so maybe a reduction in price may be best,

    it's great to get an insight to how our house is coming accross from someone impartial

    I would pick up a couple of cheapish bay trees and put them either side of your door (they are relatively cheap from B&Q) - the front looks a little bit "concretey" - perhaps a hanging basket/pots of flowers?

    I agree with others view of the lounge - why didn't they estate agent put the light on in the corner (like the one in the dining room) to add a bit of colour? And a nice big fluffy rug infront of the fire would help add warmth.

    I would clear the toys from the conservatory and add a bigish plant, and again some pansies/flowers out in the back garden/pots to add some colour?

    I really like your house and the pylon wouldn't put me off with those views - but maybe get the EA to take a pic not showing the pylon to attract people to view.

    At the moment I think you could add some warmth and colour to your home with plants and lights on. Your bathroom is very nice - how about a big fluffy towel over the side of the bath and a big fluffy mat? (and then get EA to take some decent pics - as some of the pics I don't feel do your house justice).

    Oh...and pricing like £169,950 instead of £170,000! (it does actually work!)
