They've tarted it up a bit and think that makes it worth an extra £50k.

Off road parking is subject to planning permission...maybe that's it? there's a problem with onstreet and no one can get the planning permission?
also it says the garden is 70-80ft with a total of 4 sheds, really doesn't look like that from the picture

And another vote for this. According to the brochure the pics are library pics as they're awaiting the latest ones. No pic of the 'luxury bathroom' which suggests it's in the process of being fitted etc etc

The rooms also look quite small and it's a semi. Could there be problem with the soundproofing?

Maybe it's the "invisible floor" that you're missing - how can you put a price on that? :D

the next door house (to the left as you look at it) seems to have a car parked in the front garden.

    I've been Money Tipped!
But also check out the area/neighbours v v carefully!

Very much so, plus they are being optimistic on the valuation.
It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

I would consider buying it but not for £300k unless that is the going rate for those houses in that area. If that's what it costs to buy that kind of house then forget the previous prices and pay the going rate, they obviously got a good deal before if that's the case. If it's overpriced compared to other houses then offer what it is worth or look at more realistically priced properties.

This is what it looked like when it sold in 2006:

I'm with those who think the current vendors want to get back some of the money they spent on kitchen/flooring/landscaping etc.
