Would you buy this house?

Dear all,
We are viewing a vacant property today.its been on the market for a few months now. Asking £300k. Sale history is as below:

Dec'03 200k
Jan'06 £230k
Aug'07 £275k
Feb'11 £250k

Wondering what's wrong with this house. Would you consider buying it if you were me?
There is more to life than increasing its speed.

  • I can think of loads of perfectly innocent explanations for that pattern. Ask the vendor! (But also check out the area/neighbours v v carefully!)

    if you like the property have a full survey done on the property by a chartered surveyor, it appears to have be sold frequently so maybe they could reveal any problems if they exist and how to remedy them.

    If there are problems with the property, this should not put you off buying it, you should just factor in the cost of resolving them in any offer you make

    There could be a simple explanation for the number of sales. The only one that looks really short to me is the Jan '06 to Aug '07 sale and that could just be that they got a good enough price for it to make it worth selling. The current sellers maybe lost a job and can't make the repayments and it's been repossessed?

    The only way you'll know is by asking and looking at it. If you're worried there's something wrong with the property then an all-singing all-dancing survey carried out on it should highlight anything seriously wrong.

    Is it on a website? Do you have a link to the property?

    I thought prices were similar to 2005-6 now in most places so I think its way over priced.
  • It's !!!!!! from the outside and that decking will cost money to get shot of. Not even Orpington has seen price rises of 20% in 12 months. The fact that it hasn't been snapped up by now is testament to that.
