It is actually the so called valuation survey that is for the benefit of the lender. The homebuyer's report is something a buyer may or many not chose to have in addition if they want something a little more comprehensive and then of course, which is always wise for older properties, there is the full structural survey for full peace of mind.
I personally feel that anything other than FSS is for the benefit of the lender. The Homebuyers report is no better than a valuation report, ony difference is the carpet is lifted and a few more beams are hit! Any major problems identified then always advise to refer to a specialist, the same as a Standard Val.
The one main difference, the pprofit margin!

Thanks for the information on surveying, it appears that my civil engineering degree, 7 years industry experience in residential construction and design was wasted.
p.s lifting carpets is a turn of phrase, it appears that you are the confused one!0 -

This is a consumer forum and you owe it to members to post accurate information or not to post at all.
Firstly you said that the HB survey was for the benefit of the lender. This might be your view but it is factually incorrect.
"Lifting the carpets" means "lifting the carpets" in any plain English sense of the phrase. Clearly, anyone who thought that you meant they actually lifted carpets when those are the precise words you used, having cited your experience as authority that you mean exactly what you write, is going to be confused - because you didn't mean what you wrote.0 -

I was not being flippant or boasting, when you post "no tyre kickers" you are not literally asking for people to turn up and not kick the tyres when selling a car. It is a turn of phrase and I apologies if you have not encountered it before.
If only factually correct information was posted on this forum then you could probably condense it into a one page document! :rotfl:
The advantage of taking a Homebuyer over a Basic val is not worth the difference at all . The reports that I have seen badged as a home buyer report is at times embarrassing and I would personally send it back to the surveyor. Ever since the old style Home Buyer Survey and Valuation reports were dismissed by the RICS the quality has really plummeted.
So yes in theory the home buyers if written for the client (purchaser) but in reality the only person winning is the surveyor and the mortgage company.
All this is of course my own opinion and not deemed to be factually correct0
