    Because it isn't theirs to sell on to you and contravenes the Surveyor's terms and conditions. The surveyor could take action against them and you.

    But do you at least know who they are / how to contact them?
    I'm not sure the estate agents or the vendors would tell you if you don't know.
    So I'm not sure how you would go about offering them £100?

    when they accept your offer to purchase it, you'll need to ask them to ask the surveyor for the report to be assigned to you. hopefully they should be willing to do this and should iron out any issues of copyright etc.

    Good plan, but I can't see the surveyor going for that, Fuzzyness.

    You can agree a three way deal, you pay the old buyers something and you pay the surveyor for a rewrite, that way the surveyor gives liability to you for the report.

    You would then need to also have a valuation for mortgage purposes.

    no competent surveyor would just rewrite the report, they would carry out another full inspection on the property at the full price. So if the surveyor agrees to this, i would question the quality of his report
  • Please can you clear up my understanding on this.

    The previous potential purcahsers had a full structural survey at significant cost, then the purchase fell through.
    You are now looking at buying the very same property and are having a home buyers report?!

    I would seriously re consider your views on spending money!

    For the price of half a sofa you could save yourslef a lot of hassle, heartache and money.

    Home buyers are for the benefit of the lender, contradictory to the title. A full strucutual survey is on the behalf of yourself, not the lender.

    Somthing raised an eyebrow in the report.

    £1500 now or £150k on a property that is falling down!
  • @creditcrunched - as far as I am aware, the purchase didn't fall through because of the structural survey. And all I wondered was, if I could get their report and that WAS the reason for the sale not going through we'd see it as well. The sellers are friends of my wife, and I'm fairly sure they wouldn't be telling porkies.

    However, the reason for posting was to get other peoples thoughts, I appreciate your time!

    It is actually the so called valuation survey that is for the benefit of the lender. The homebuyer's report is something a buyer may or many not chose to have in addition if they want something a little more comprehensive and then of course, which is always wise for older properties, there is the full structural survey for full peace of mind.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.
