That might well cause problems depending how organised they are because if they DO decide to go to court (for all the tickets they start issuing day in / day out) then it would be very hard indeed for you to claim you weren't aware / didn't agree to the conditions.
You're also unlikely to find much sympathy from the judge if they can show you're deliberately parking on "their" land rather than getting caught inadvertently and then ignoring tickets. He might just think you're taking the p*ss
. When it comes to assessing a balance of probabilities, how your actions "come across" can be pretty important! 0 -

At no point did you enter a contract with these people, therefore they have no grounds on which to "fine" you.
At worst you've committed a civil trespass, for which they could claim damages, BUT they'd have to prove beyond reasonable doubt, how much damage you caused by being there.

That was the issue with the Thomas case. It wasn't a one off but he had parked there a number of times. He also admitted on a forum that he was the driver then tried to deny he was the driver when he was taken to court."You should know not to believe everything in media & polls by now !"
