    I was wondering who would you contact if you wanted to negotiate over items not included in the house sale list of F&F. Do you go to the Estate Agent or via the Solicitor?
    My vendors have put an x next to light fittings and dimmer switches, to be replaced by normal fittings and switches. I'd prefer them to stay and if they won't include them FOC then I'd like to negotiate a reasonable & fair price. They also have not included curtains, so I need to check on that as well.

    I just ask what they're planning to leave and factor that into my offer. If there was something that they planned to take which I felt needed to stay then I would factor that in too. Generally I don't mind what stays as long as I know about it before I make an offer.

    When I bought my house last year (FTB), the vendor left the curtains, poles and all attached fittings. We also paid a nominal sum for him to leave the washing machine, cooker and fridge freezer.

    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.
