What would you expect to be left by vendors?

    For me it depends on how hard a bargain they struck and how the whole transaction went!

    We accepted an offer that was lower than we'd have liked as we had to move in a very tight time frame due to work and school constraints - and then the buyer started messing us around and what should have been a simple chain free/mortgage free sale became a complete nightmare.

    If it wasn't explicitly named in the contract list of fixtures and fittings then we took it - even down to getting a builder in to remove a very large mirror above the staircase... ( yes it had become a matter of principle by then)

    What would you expect to be left by vendors?
    Everything that I negotiated when I made my offer - and that is marked on the legal fixtures / fittings form through the solicitors.

    I made it clear my offer included carpets, curtains and blinds.

    I wouldn't expect people to leave toilet roll holders / towel rails etc.

    When I bought current home then vendor left a wardrobe that had never been mentioned - I don't expect them to leave large furniture items behind that they cannot be bothered to dispose of or get down the stairs.

    I definitely wouldn't leave garden furniture behind mumofthetwins.

    I shall probably leave my blinds and the curtain rails. May take some of the curtains unless the negotiate for them. I would also take the shed with me.

    If it is screwed to the wall or nailed to the floor, I leave it.

    So carpets, light fitments, blinds, towel rails etc I would leave.

    Curtains might be included in the sale unless I really liked them and they'd fit my new place, in which case I'd make it clear they are not included.

    Anything else - furniture and so on, is open to negotiation. So, for example I have included wardrobes in the sale on one occasion, because although they were free standing, they were bought for that bedroom and would have been a nightmare to try and get down the stairs, but again, it was clear from the outset that they were included. And I bought the washer and tumble dryer from my sellers as they were emigrating.
    I'm a retired employment solicitor. Hopefully some of my comments might be useful, but they are only my opinion and not intended as legal advice.

    We took curtains from all rooms except one when we sold last year......they were expensive fabric (Liberty etc) in designs that complement our Arts & Crafts furniture and most of the designs are no longer available so irreplaceable. We made this clear to our buyers at the outset. They did try to offer us money for them but we declined. We did leave some roman blinds as these would not have fitted our new house. The curtains have been cut down to fit our smaller windows and will all be utilised! We took some expensive poles but left others. For the same reason we took all except bathroom and shower room light fittings, but we left all bathroom/shower room accessories such as loo roll holders and towel rings although expensive.....

    We did take some wall lights (although we left a few that were in the house when we bought it as well as a huge light fitting had had been commissioned for the vaulted ceiling by the previous owner) but we replaced these with the ones we had previously removed......our buyers were aware that we were doing this btw.....

    We also left a large granite topped island unit that was in our conservatory breakfast room as it was made in situ and DH said we'd never get it out!

    When we sold our previous house to downsize considerably, our buyers asked what we were not needing to take and we sold them £5000+ of additional items.....btw not stamp duty avoidance as way over threshhold :p

    The house we bought last year had no curtains or light fittings.......some rooms didn't have electric lights at all, lol! The vendors Had already moved out to their other house, having given up on renovating it so it had been uninhabited for some time. There were no carpets except some dodgy carpet tiles in the very rudimentary kitchen and no creature comforts to speak of at all so we were glad of the items we brought with us!

    When my parents sold/bought in the 1960s they took carpets - even the stair carpet, lol :D

    This might sound really silly - i havent even sold the house yet, but thought i would ask :o
    I have some nice garden furniture and pots that match - it is ok to take these isnt it ???
    Im not bothered about the other garden stuff but i only bought the furniture and pots and i do really like them ??

    Perfectly OK to take these.

    I would work on the principal anything not screwed down should be taken. Would leave curtains only if they will not fit the new place without much alteration. Blinds definitely leave and all light fittings, light bulbs etc. Fitted flooring also leave but perhaps negotiate on price as I know some of the wood floors can be lifted & relaid elsewhere.

    I always leave toile roll holders and towel rails etc as and mirrors if fixed to tiles. I always leave curtain poles and blinds (they never fit any other windows). I always want my new house to look different and fresh not just the same as my old one.

    I have always left blinds & curtains for buyers, most having been tailor made for the windows anyway. The pole from the living room in my last house cost in the region of £300, but was bought for that window & I don't see the point in taking things just for the sake of it. I've also always included the bathroom fittings and all light fittings etc.

    When I've had FTB's buying my place I've offered them household items or furniture that I won't need in my new home & each time they have been very happy to accept the items.

    I'd not be happy about a vendor wanting me to negotiate on these things, unless I'd bought the place at a steal. I'd think them pretty tight to be trying to sell me things that most vendors are more than happy to include.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    We're selling to FTB, we're leaving them the curtains/poles/blinds/bathroom fittings/slimline dishwasher. And much to their delight we're leaving the sunken trampoline in the garden too.....
    Another big hole to dig at the new house!!! They've asked that we take our fish out of the pond though.....
    Oh and our new house is being left with brand new hall stairs and landing carpet, a new pond pump and filter and a smeg range cooker! Have yet to hear about the curtain poles.....

    My sister was offered the curtains in her house when she move in, She said they fitted well and looked nice and asked how much they wanted.£20000 !!! - she said she nearly died ! but she was buying a 5 bed house in Hampstead from a well know ex-front bench MP. I said you should have asked for them for free seeing that we probably paid for them out of our taxes ! Nice those expenses !
