    As others have already said, you need to swap the bedrooms round. Your bedroom comes across as tiny in the photos. Also a bathroom and balcony shot are a must.

    Can the fridge freezer be moved so it doesn't block the kitchen cupboards?

    for those interested in this thread I am happy to tell you that on taking some of the advice on this thread at the next viewing (4th in 11 months) someone made an offer of £149,500 which we accepted.

    This was 2 days before we were due to have a HSEA visit to take photos to market it for us. This was with an agreed fee of £2,500 and we were hopeing to achieve £148,000 before having to pay this so a lovely success.

    Zoopla just told me that this flat that I sold is now worth £164,500 just a year or so after selling for $149,500.

    Oh well.

    Being near London it is probably lagging behind the TRUE value on zoopla. My guess is nearer 200k now

    Yes they are going up, but prices haven't gone up by 33% in two years. This is close to where I live, and its houses that the prices are rocketing for, flats don't seem to be going up very much in comparison at all. But that's because we all want decent parking and a garden!
