    Overall the flat looks clean, tidy and not dated.

    If the bathroom is dull buy some bright towels for a bit of colour, but a photo is helpful for buyers.

    As others have suggested it really would be a good idea to change the bedrooms round. The bedroom that is currently being used as a nursery looks bright, light and bigger than the other one. Most buyers will use this as the main bedroom so they need to see what it looks like with a double bed and furniture in.

    There is a lot of clutter on the mantelpiece which attracts the eye. Removing this and putting a nice neutral picture or mirror over the mantelpiece may look better.

    Personally I don't like photo's of children in details, it is a bit too personal.

    Kitchen is very nice which is a plus for the property. Is that a storage cupboard in the corner?

    If the balcony is your only outside space how about a picture with a tub or two of flowers? Any green space nearby that could be included with a note of how long it takes to walk there?

    Good luck with your sale - and I hope you and your family find somewhere lovely to move to.

    I have just tried to take some photos of the bathroom but because of the inward opening door there is literally nowhere that I can stand and take a photo which is just an extreme closeup of the toilet! Bright colours is a nice idea though.

    I have now taken a photo of the balcony whilst leaning out of the window and actually in the background there is a nice park which I will put in the description.

    Kitchen - yes that is a storage cupboard.

    In terms of the bedrooms will it not look even weirder having a kingsize bed, bedroom furniture with teddy bears etc on the walls!

    Looks like I have a busy few days ahead.

    Hi I think the main thing is thats its an ex local authority flat so will always be less expensive to buy,i know as we were selling a house that was ex local nearly 2 years ago. On the good side it is nicely decorated and very nice inside and as you say ex local always have bigger rooms. Good luck :)

    Do you have time to paint over the nursery ? Most buyers like to be able to move in and not have to redecorate anyway so may make it more appealing as more of a blank canvas

    I'd redecorate the main bedroom to make it more neutral and swap the furniture round. |Most people aren't going to make the larger room the nursery. It's only because you posted the link and asked for opinions that I studied the details and realised the rooms weren't the 'standard' way round. Many people looking at your details will have thought the room with the double bed in is the main bedroom - tiny because of the oversized bed, and will naturally have thought the second bedroom will be smaller. A lot of people won't have given it much thought about your room dimensions.

    Can you whip the bathroom door off to take a picture without it being particularly noticeable that the door is off?

    They may not be planning children?

    If they are it may not be to their colour / taste?

    You are much better keeping things neutral so a buyer can then put their own taste on it

    You have already said the nursery is the biggest room so that means any buyers would be "forced" to use the smaller room as the master bedroom when it should be the other way around

    I disagree: most people who intend to have a child/children would put it/them in the smaller bedroom. I would paint over the nursery wallpaper in something neutral. If you are going to leave the bedrooms the way they are, I would be tempted to mention that there's a king-sized bed in the smaller room somehow.

    If the bathroom is dull just paint it brilliant white and get some mirrors in there to reflect all the light. I'm sure there's a way of photographing it without the lavatory-pan being the only thing you can see. If it must be in shot please ensure the lid is down.

    That bare wall under the window in the living-room needs something on or against it. Perhaps it won't be bare once you've re=arranged the furniture for new photos.

    Also, if there are fitted closets in the bedrooms you should mention them in the listing. That's a huge bonus in rooms which aren't absolutely vast.

    It's a lovely flat, it should be getting plenty of viewings. Is there a way of describing the road it's in if it's quiet?

    Also to add, after my Dad passed away I sold his ex-LA one bed flat. We only had 2 viewers, but one bought it! It did take quite a while to sell though. This was in 2010 on a large LA estate. So don't lose heart.

    With regard to the bedrooms, I wouldn't worry about the teddy border etc on the wall if you swap the rooms round. You can't really see them in the photo's. I really don't think you are doing yourself any favours showing the flat with a cramped 'main' bedroom'.

    Looking at the photo's again, it does look like it is a lovely and light flat - make sure any further photos that you do continue to show this :)

    You don't have to show the whole of the bathroom in the photo, could you do a photo of part of bath and sink, just to give buyers an idea?

    And as someone else has suggested, check the sold prices in your area to satisfy yourself that the asking price is realistic.
