Buying a static caravan in north wales

Options
Im looking to buy a static caravan, park home whatever you want to call it, in the north wales, prestatyn, towyn, conwy area. Im wondering if any of you know of anywhere i can find out about site fees, rates, van ages etc...

any advice at all is wanted. before you all knock the area, I know north wales isn't the dream of the glorious islands of the maldives.

    & the maldive doesnt have statics . All sites have different rates /fees/ages etc the one i am on is Just £2600 and a ten year for static (flexible) and £3600 inc council tax for lodges I know others charging over £6k + some cheaper too. Check out ebay / loot /site owners website. We have statics and lodges for sale private and advertised in reception. Lodges are longer lease(20-1000 yrs) and prices range from about 20k to 55k. statics from about 9k to 33k. Find a site you want then see if you can afford it . I wouldnt knock north wales too much if your thinking of comming out here .IMO North Wales has lots going for it and a special place to grow. (but i would say that.)
    Edit ---When i say just £2600 i mean just like £2607 not simply a just throw away figure

    Most of the sites in the area have there own websites, which will tell you the site fees and any caravans they have for sale.

    In Towyn there are also caravan sales companys, obviously these will probably have more choice, but you then need to find a site to go on, and have the van transported.

    We have a van in Towyn and absolutly love it there.

    Lots of pitfalls, Watchout for the age of the caravan the sites allow. Some allow vans upto 10 years old.
    How will you move the van when its too old.

    What if the site fees rise drastically?

    How often will you use it?

    Gas, Water, Council tax etc on top of the site fees.

    Is there an additional fee for every night you stay or a fixed price where you come and go as much as you like?

    If you go via Rhyl - Marine park is a nice site, we've stayed there a couple of times and had private owner caravans.

    We looked into buying a caravan a few yrs ago in Devon, but for us it was a 5hr drive, ok for 2 weeks in summer, but not for a weekend.

    Theres a lot of plus points and also negatives.

    The 1st thing i would say if the more the site has the more ground rent is, an average you would be looking at 3k plus, then theres the bills, gas, electric, water, any maintance, ground rent per year, insurance

    How will you use it, if you rent through the site they take a % of the rental, do you want strangers in there.

    lease -some may be 10 yr leases, - others yr by yr, you could be there 2 yrs and they decide they don't want you.

    Depreciaition - eg pay £20k now in 10 yrs time that caravan may be only be worth £200.

    How long is the site open for.

    I have stayed prestatyn, but prefer Rhyl, abergele, towyn, pensarn area, (thats me).

    Don't be swayed by a salesman - they have targets to meet, and as one of the other posters said, what happens if the site rent goes up? x

    i love it in the north wales area and im hardly going to knock it!, and the van's i've looked at are mostly sited at around the 2.5k - 3.6k per annum, depending if its an 8month or 10.5month season.

    Im looking for a van that can be sited for around 6-8years without any hassle from the site owner, and yes im aware that these are a depreciating asset. For me the area is an hour away, and with a little one in tow will be used a lot. It will not be rented out, but available for friends and family. Im after an area where dogs are not allowed, and has good facilities for the little ones.
    The vast majority of the websites do not post site fees and rates.
    I've been to Palins, robin hood, winkups, ty mawr, and oakies. I was wondering if any of you know of any good parks that fit this critera.

    Do you have a dog allergy ? All the sites mentioned are all singing all dancing sites and all have there place along the welsh coast thats what makes this area a very special place to go to. We are further around the coast in Gwynedd (Caernarfon) and the site here are a little most relaxed and unrushed compared to Tywyn or (TH)rhyl. You must be Merseyside Cheshire or Just Mankchester to make Abergele in a hour. My advice is to book a wet weekend away and spend the day and night looking at all the places you fancy . Narrow it down to about 4 then visit these places day & night and see what you want. You may not find one thats dog excluded . Our site give you a puppy as you drive on if you havent got your own . Its the law.

    I think I know which park you're in Greenface! If its the one I'm thinking of (quiet village with the garage up the road) its very nice. Pass it nearly every day!

    There are many caravan park around Caernarfon. Brynteg in Llanrug, and a few in Caernarfon itself & Dinas Dinlle with its beach.

    most sites allow dogs on, esp the ones that your looking for the ones with clubs, playgrounds etc.

    One that has come to mind is san Remo - down in towyn, they have chalets they rent but also private owned caravans, entertainment side - they have stones social club, plus theres a cafe by there Claires (fab food) theres also another caravan park 30 yards from there.

    If you carry on pass Ty Maawr site, past black cat, - turn right to go to Knightleys area, - there are some caravan sites there.

    Hi, sorry to crash this thread , but you all seem to know the area and I need a little advice. I need to buy homewares ( bedding, crockery etc ) and I wondered if there was a Dunelm near Prestatyn. I thought I saw one when I drove through recently but it isnt listed on the Dunelm website. I have emailed them to ask, but they havent replied. Thanks
