Exactly. Perhaps the LA should take a leaf out of their book, either in the form of a deposit or a charge when properties are left in a state.

My council offers incentives to tenants who are moving out in the form of cash for leaving the place clean and tidy and leaving decent carpets and curtains.
  • last night i made a post on my situation elsewhere and i was guided here.
    (wont lemme post links yet)

i've now read 5 pages of this "bed room tax" thingy..

and non of it is very clear to me and leaves me confused...

    please...spell it out.
im in private with my partner
its a very small 2bed not big enough to take on what they call
    "an average family size"
and to be honest...my rent is fairly cheap since i tweaked how i pay it to my landlord

how badly will this thing in april affect me.
i also understand the changes i made to save me money in how i make my rent payable will be undone in october of next year when the UC kicks in yes?

    black and white please....:)

The so called bedroom tax is for social housing tenants - council or housing assocation and this should have been clear on the thread. It won't affect you.

You can check how much Local Housing Allowance you are due as a private tenant on the Direct Gov or local council website and model this on the turn2us online benefit calculator to double check your benefit entitlements. Virtually all of the LHA changes made by the govt for private tenants are in place now.

For info on UC, download the proposal paper on the DWP website - it comes in gradually over the next 4 years and there is transitional protection.
  • awww man i hope so :)
thatl solve my housing problems untill at least october if dats true :j:T

Caps on housing benefit and the rest will not apply to anyone over pension age, or any household where someone is in recept of DLA or AA.

(And, for some reason ex-offenders, of any age, are also exempt:

I trust these people are also campaigning for LHA rates to be increased, so everyone is treated equally?

    No, that's wrong they wouldn't.

Well, I may have to try and stay put, I hope that I will still get the equivelant of DLA and if it isn't taken off me and I can absorb the extra £125+ a month this place will cost but though it will take some getting used if I can't I may have to see if the HA can help me find me a suitable lodger...

Small properties are few and horrible and on the other side of town and as said elsewhere no better off moving, if I have use a poor bus service and taxis more...

Sometimes it seems Mum was better off getting out, avoiding all of the worries those of us left behind are having to face...not much to look forward to...then again I am still too young but I am nearer to being a pensioner and with the fun of being on a low income and with health problems that will bring...and if I ever need care or to go in a home. I'll give up.

Great if DLA means you are not affected but as that is being scrapped and being replaced with something else that is 20% less and harder to get that will be unlikely to help. Cynically perhaps that's the real reason they are getting rid of DLA?

If we could all hang on until we reach pensionable age we'd seemingly be ok but they will keep putting retirement age back still further...you know that they will...

The HA will not find you a lodger, you would need to do that yourself.
