You won't get 3x the deposit. The legislation has pretty much been neutered following recent court cases. The best outcome you can hope for is that the LL will be forced to protect the deposit.poppy100

I think I should have sounded more sane in my first post.
I really don't mind, I just don't want a dodgy LL to take my money.
So I will take photos as evidence, and also demand protection.
I suppose I might seem like a tenant from hell, but I intend to be a man of my word when I say the rent is going to be transferred into your acc 1 day before it is due. Full stop. You do your job as a LL and I will do mine, DONE.
The only reason it won't be is if I genuinely forget, or I have to spend the rent money on something else due to an emergency (can't imagine what, it's never happened before).

I was just saying to my mate that I've been sleep deprived lately and feel strange.
Have read studies on extreme sleep deprivation causing hallucinations.
