Moved in... Now to 3x that POS.

Moved in to a new flat.

Pretty sure my LL/Agency win not protect my deposit. I can see it coming a mile off.

I'm going to whack a 3x on them. They deserve it.

Do I need to tell them I'm going to do this to give them a chance to defend themselves, or can I just lay low like the viscous snake that I am and bite the money grabbing low lives where they deserve it?

    It ain't so easy to get the 3x now - recent case law pretty much means that you're not going to see it. But by following due process and sending them the letter-before-action, you'll probably find that they've protected your deposit. And if that doesn't work, file court papers. That should get your deposit protected. If that doesn't work, they pretty much deserve to pay up the 3x.

    Rather stupidly (I was tired at the time).

    I paid the first months rent to the agency without getting a receipt, I normally always ask for receipts, or use bank transfers so there's evidence.

    Should I be worried?

    Serious.

    I'm just a bit zany, I get like this when I'm stressed, or maybe I just have mental problems haha.

    I know my previous posts have all been ridiculous, they were however, all true.

    I moved in a few days ago, I think I'm panicking too much and need some sleep.

    The upside for you is that as long as your deposit is not protected your landlord cannot serve you a s.21 notice to seek possession: I.e. as long as you pay the rent you cannot be evicted.

    As others have mentioned court proceedings to get the 3x deposit penalty are not straightforward, would cost you £1000+ and the only thing your landlord would have to do to avoid the penalty is to protect the deposit.

    I'm seriously worried about losing my money, overly paranoid perhaps? The tiny amount of money I have left in the bank is all I have to live on until I go to uni.

    I have budgeted everything, I have JUST enough to scrape by and get the grades I need, then when I go to uni I will be more than fine because of loans etc (hopefully a lot less stressed out).

    So, can I protect it myself?

    I.E Take photographs of the flat now etc, keep it pristine, make notes stating each bit of damage/mold etc, and if he does not return deposit, take him to court after tenancy is over... (with evidence of course).
