Thanks for the well wishes everyone
I have just finished the viewing and it seemed to go well, they did say that they liked the house and that it was beautiful :T
But they have only just put theres on the market so i dont think they will be giving any offers.
I think i did ok - hubbie hid out the way :cool:
I did forget to mention the underfloor heating in the bathroom untill the guy asked about it though
Well if nothing else it has given me abit of experiance, hopefully for all the viewers that are going to be banging my door down

at least its a bit of practice for me showing people around
Hopefully we will get a few other viewings soon.
Does anyone know how often viewings come around ... i supose this is a bit like how longs a piece of string though ??

hi yeah i did put a link on in a different thread and it seemed to get some positive feedback :j
The agant i think is ok .... is there anything i should be chaseing them up on?
They have a shop inside our local morrisons and in the window are alot of the properties which are marked "new" but some of these are older than mine (mine went on Tuesday) but mine isnt in the window - do you think i should call and ask about it ?
The price is inline with similar style properties around the area however - a house across the road is up for sale ( with a different EA) and when they saw our board go up they have dropped the price of there house so its quite a bit cheaper :eek: Thiers however is a 3 bed and is smaller than ours - ours is 5 bed and i hate to say it but i think ours is alot nicer( i know its personnal taste ) and we are includeing the appliances - coffee machine/washer/dryer/range cooker /dishwasher etc...
They have only had it on for about a month so i was suprised when i saw the price drop.
The EA that they are with came to value ours and wasnt very good, they did have a fixed fee and i got the impression that they just wanted a quick turn around to get the fee.
We did go in thinking that we will see how it goes over the next 6 weeks or so and review prices later..
I think i might just be being a little bit too keen

Glad it seemed to go well......bit of a pain that they have only just gone on themselves thoughWe had a similar situation last year, although our viewers (our first too, after one day on the market) hadn't even put theirs on......they liked ours so much they put theirs on straightaway. They came back for a second viewing and did make an offer, but obviously we weren't prepared to accept at that stage. Within the next two weeks we had a proceedable offer so we don't know whether they continued to market theirs or withdrew it from sale once they realised they had no chance of getting ours.
You do tend to get a flurry of viewing when first on....we had about five within those first two weeks and as I say accepted an offer within that time.
Previously though, when selling a larger and much more expensive property the viewings were less frequent even from the outset.....I think we only had around half a dozen in the six months until we sold - and that was back in 2007 when things were different

As googler said, it is a little unusual to have to do your own viewings with larger (more expensive) properties as that's a large part of what you pay the EA for.
As most viewers don't like to upset owners by telling them anything they dislike about a house (another reason that it's often better to have an EA do all the first viewings) I'd still get your EA to contact all the viewers for feedback.
Unfortunately, there are always timewasters & it gets really frustrating :mad:
You tend to get a rush of early viewings because people are waiting for new properties to come onto the market. Sadly some of these people are the 'professional viewers' for whom nosing around other people's homes is a hobby. It takes all sorts

I agree. People shouldn't be viewing properties until they have an offer on their own property.
That just lengthens out the whole process though. If everyone in a chain did that then the first-time buyer at the beginning would be waiting a year. so they'd pull out, then it all starts again.0
