First viewing - wooo whooo

I have my first viewing tomorrow.
I know that this doesnt really mean much but its the first one so im pretty excited ;)
The house is pretty tidy but i have the veluxs to clean tonight, bedding to change in the morning and bathrooms to do too.

Do you normally just show the people around and then let them have a wonder around by themselves after ??

What about things lying around - kids ipads jewerlley etc .... i dont know if i am just being a bit concerned over nothing but do you normally put all things like this away ???

I just have to get rid of the kids for a half hour now, I think that might mean a stay at grandparents house this weekend :D

Does anyone have any tips for when acually showing them around

  • Yes tidy up as much as you can . Show them the layout of the house but then cut them a bit of slack , make them a cup of tea and suggest they might like to look around and think while you do it . Good luck

  • Kids and valuables out the way. When we were showing people around, as I let them in I led them to the conservatory at the back of the house off the kitchen. We did the pleasantries there then I would suggest they show themselves around and meet them back in the conservatory.

    People don't expect a showhome!

    They could be on a really tight schedule so just be calm, don't overdo anything, just relax, answer any questions they ask truthfully and don't let them just wander round on their own!

    I take it these people have been introduced by an estate agent, which hopefully goes some way to establishing their credibility.

    But I still think inviting strangers into your house if you are alone is not ideal.

    Do you have an adult friend who could ride shotgun?

    It will make the place a little more crowded, but will also give you someone to talk to when they want to talk to each other.

    Show them around, but also give them a few minutes to themselves, if that's what they appear to want.

    Why isn't your agent either doing the viewings for you, or advising you on what to do? I'd say that's what you're paying them for.

    Has the agent got details of the viewers? Name, phone number, whether or not they're selling/still to sell etc?

    Thanks for the rplies.
    I think i will just make sure all valuables are out of the way.

    The viewing is via an EA. They have told me its a family that are looking to relocate from bolton, so i am guessing they have a few viewings going on over the weekend.

    If nothing else at least its a bit practice for us at viewings :D

    Thanks for the tip, the viewing was arranged via an EA but my hubbie has said he will stay at home this saturday with me .... even though he will probobly just slope of and hide somewhere ;)

    In future if you are on your own then make sure the agent is present.

    Good Luck with your first viewing.

    Main things I tried to do were,

    Hide any mess away in cupboards/out of sight
    Straighten the beds out.
    Empty any waste paper type bins.
    Put the loo seats down!
    Straighten bath/hand towels out or have some ready to put out for viewings only!

    And not have any washing drying around the house, one time a viewer was coming around after I'd put a load on the airer, so I hid it in the shed :rotfl:

    Ooooh, I could tell you a story about my experience with what was a rather worrying (and could potentially have been far worse) unaccompanied viewing........but I wouldn't want to go off topic or put the wind up the OP :D;)
