The reason why agents use SSTC, it is an indication to other potential buyers that the deal is not done and other offers could be considered.
I wonder how much luck you would have by getting the agent to put a "Sold By" sign? Which is the full house is off the market signal.
Remember the Agent works for (and gets paid) by the seller. Therefore they are duty bound to get the best price up until the point of Exchange of Contracts. Most lenders who are selling a repo would insist their agents fully market up until the point of exchange, why should a vendor be any different. Just playing devils advocate.0 -

Most people will put their searches to not include houses Sold STC. So the house won't come up in the searches anymore for an awul lot of people0 -

Sorry I was taking about the good old days when people drove past houses and saw the agent boards with either for sale, SSTC or Sold By. I believe these are still the three types of status that are used today.
When I was buying, I always checked the tick box and I'm sure many others do as well.0 -

I guess it's coz it's an empty property, so they didn't want to make that more obvious. Although EA did say they'd put up a sold sign, which is a bit cheeky0 -
Because I have no guaranetees that they will follow through, so what about the potential purchasers I lose while they are faffing about?
My dad was a conveyancer, and he had many, many, many tales of sales falling through. With my baby food I was told that nothing is certain until it is in writing.
And if, as your sig says, you are an estate agent, I really shouldn't be telling you anything you don't know!
Whenever I sold a property, as soon as I had the details of the purchaser including solicitors and mortgage arrangement then the property was marked SSTC and was not offered to anyone else.

surveyor couldn't do full survey as couldn't get into back garden. couldn't find key anywhere and can't get in touch with vendor. DOH
Said nothing structural from what he's seen so far, but needs to see out the back first.
he's typing up as much as the report as he can, but until can get out the back can't complete it or do valuation for lender
DOH! hope they find the damn key soon!!0
