house still up on websites but my offer is accepted

Hi,

Got offer accepted yesterday 5pm. They wouldn't take it off market til seen my DIP, which I emailed over last night.

Hadn't heard from estate agent today lunch time, so rang them and asked them if it been taken off the market. EA has also spoken to my broker, and my basic valuation has been booked in for tomorrow.

They said yes, they also cancelled viewings booked in today, a sold sign will be put up and it'll be changed on the websites today

It never had a for sale sign, but they're going to put a sold sign, slightly strange or just cheeky

Nothing's been changed on the website, doesn't say Sold STC.

Should I be worried? Should I ring them again tomorrow? Or should I trust that they have taken it off market just not updated the websites

  • Don't panic. It sounds like the EA is doing everything you want, it's just that it is not done immediately. It takes a couple of days to come off rightmove. As you have the survey arranged, that is usually enough to take it off the market.

    The easiest way to check is to get a friend to phone up and say "I've seen a house on your website I'd like to view". If the EA offers to arrange a viewing, then you are right to have been worried. If he/she says "I'm sorry, that house is no longer available", then you are reassured that the EA is doing their job properly.

    It took a few days for our house to be marked up online when we bought it.

    it can take time for the EA to catch up with admin of the the property to drop off these sites.

    Anyone can still offer more than your offer right up until completion whether it's on the market or not. Ever heard of the word gazumping?

    Surely taking the property off the market and not allowing any further viewings will minimise the risk of this though? Would you buy a property if you hadn't even had a cursory glance around?

    People could have viewed it before.

    Also with the reports that it "takes a few days" to come of Rightmove. What a joke!

    It takes about 30 seconds to mark properties as sold on RM.

    Personally, I don't believe a house is sold until contracts are exchange. When I've sold, I've told the agent to keep it on their books - they don't actively market it any more, but I wouldn't stop viewers as you never know what might happen.
