    Forget worrying if the property is taken off all the websites, its sort of irrelevant.

    All you need to concentrate on is getting your legal side done as fast as you can and to exchange as quickly as you can.

    As others have said, even if property is not marketed, previous viewers are still free to offer on the place, which if it happens is out of your hands anyway.

    yeah obviously I will be moving as quick as I can.

    had offer accepted 5pm Tues.
    mortage application submitted Wed morn.
    surveys happening today

    then all I can do is wait for mortgage offer

    My solicitor is lined up and just need to pay them some unfront costs when I get my mortgage offer

    But I'd prefer it put as Sold STC on the various websites, because when people see that they'll generally ignore it, or they chose not to show sold TBC on their results, so it gives me a little bit more security

    I don't really have anyone I can ask to ring up and pretend to be interested though. I'd do it myself but scared incase they recognise my voice lol

    Personally I wouldn't get a survey done until it was showing as sold STC!
    Should've = Should HAVE (not 'of')
    Would've = Would HAVE (not 'of')

    No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)

    Because I have no guaranetees that they will follow through, so what about the potential purchasers I lose while they are faffing about?

    My dad was a conveyancer, and he had many, many, many tales of sales falling through. With my baby food I was told that nothing is certain until it is in writing.

    And if, as your sig says, you are an estate agent, I really shouldn't be telling you anything you don't know!

    If you'd already accepted an offer and knew they had survey booked/done, and someone else came along and offered a few grand more would you take the higher price?

    No, I'm covering my back, not looking to annoy someone. If the purchaser proceeds, all well and good, if they don't then I've possibly got other options.

    though I still want the house taken off the websites!

    whoop!

    full survey being done today. so fingers crossed there! not bothered if dodgy electrics or central heating. so hopefully everythin else ok!
