Brilliant thanks guys. I was hoping to get a four bed as we might be planning a baby soon and stepchildren are a 9 year old boy and a seven year old girl. They each have their own room and I was worried about putting them in the big room (depending on sex) with a baby or toddler. Even though they only stay 2 nights a week they are still part of family and didn't want them to feel pushed out.

Given that they only stay 2 nights a week I'd go for location.

I try for size as I like my physical space but after being here for 4 and a half years I know what it's like to live among undesirables!I wouldn't go for a house the same size as mine or bigger if it was in the same kind,or worse, area but I wouldn't go for a really small house in a much more desirable area -garden size matters to me too as does kitchen lol

I wouldn't go for a smaller house if there was a lack of greenery around either.

But I can be a little fussy and hate things such as stairs in living rooms and being in the living room as you walk through the front door, courtyards and lack of own space to the front!

Really though,I need a mansion just so I can use all decorating ideas I have without running out of rooms to do them in:o:rotfl:

  • Definitely location over size, although I do like a house you can walk around in when you want a change of scenery. I would look for something you could increase in size later (extension, loft conversion) because you could then change the size but you can never change the location. You might think you will never be able to afford to add space on but you never know and at least the possibility would be there.

I wouldn't live in a box just to be in a really desirable area but I wouldn't live in a really horrible area just to have a bigger house. I guess somewhere in between is fine, a relatively nice area with a reasonable sized house.

Location always. Look at it this way is it worth having a bigger house in a rougher area for the step kids and potentially your own mixing with the wrong folk.
Look for somewhere smaller in the right area with scope to build onto it.

If going for location but finding a house that u can expand in some way is appealing, try and get a builder quote to make sure a loft conversion/extension is a viable idea. Check out the neighbours to see what they have done (i.e. if others have done it you should be able to get planning too).

Obviously if u like a house with three bedrooms but desperately need to make a fourth to make it workable.., and are buying it on that basis.., make sure its possible.

You need a four bedroom house or baby sleeps in your room.:(

  • Size not that really matter, it is more on the location and the safety of the family. I'd rather chose a small one but on safe location than like those in japan.

Hi blue meanie, I'm not far from you, what areas are you looking at?

I've got my heart set on within half a mile of Wigston town centre. I can only stretch to a 3 bed.

I did make the choice of location over size (safer well regarded council estate which left me with flats as my only option)

I am starting to regret this as I have little room to grow into and as I will never be a high earner I have resigned myself to moving to a less desirable area to have a home with more space and a back yard.

I'd rather have a smaller house in a nice area, as long as it was still a practical size. I'd rather not move than go to an area that I wasn't happy with.
