So he's put one of the household bills into his name (the water bill) and is on the electoral register despite not living there - it sounds very much like he is applying for a residential mortgage (or using the address for applying for other credit / bank account).

I think it's actually fraud to put yourself on the electoral roll somewhere you don't actually live, so surprised that the council told you otherwise, maybe you spoke to someone who didn't know the correct rules.
What to do? Well I would certainly cross your landlord's name off the form for the electoral roll. I would also say that you don't want them to enter the house when you are not there. Agree with other posters, landlord can't dictate whether you clean the windows / leave toys out.0 -
Ll said it will be at some point between 10 and 12 and the survayer will text them 20 minutes before they get to the flat so they can leave work and be here for them?
I asked the council about LL being on electrol roll and they said it's fone for them to be so although when we get the record letter through i will be changing that on there!

1) you can not be made to 'Tidy up'. It's your life, your home - live how you want.
2) you have the right to privacy and 'quiet enjoyment'. If you do not want visits in your absence you can refuse - but do so in writing. You can either suggest an alternative day/time or refuse altogether. Again, make this clear in writing.
3) To ensure your preference is kept to, change the locks. Keep the old barrels to replace when your tenancy ends.
4) If there are too many locks or you can't be bothered, you could stay in, and when they come to the door just say "sorry - did you not get my letter? Today is not convenient. You'll have to phone to make another appointment." Then close the door.
5) However, bear in mind you are on a Periodic Tenancy, so if you alienate the landlord too much he can give you 2 months notice at any time. No reason is needed.0 -
While the landlord can give notice to inspect does this right extend to him being accompanied by other 3rd parties ?
I don't think it does and you certainly have the right to prevent photos being taken of your home and possessions.0 -
It was the 'make sure you tidy up' comment that got to me really...
3 kids under 5 up at 6am....school for eldest at 9... that gives them 3 hours all together before school to create bomb site ;~) .... the the twins get 1-3 extra hours of madness before they arrive to inspect 'tidy flat' hmmmmm

Won't be able to 'put letter in writing' as it wouldn't get there by monday when they plan to come.
I may comprimise and keep the painting/playdough/colouring to the main living area..... and the twins bedroom like tentland/dinosaur train..... and make some of my fantastic freshly made coffee and drink it in front of them without offering...... it may make me feel better and if possiable we would like to stay....if we were left alone!!!!0 -

However that right to inspect is, as said, balanced by the tenant's right to quiet enjoyment.
Where is the LL's address for the serving of notices? If local, hand deliver. If you have an email or fax number, use that for speed for Monday and let the letter in the post follow.
Failing that, just put letter in the post & change the locks.
Include in your letter 'sincere apologies, but since you did not arrange and agree this inspection with me I was unable to ensure I was there to grant you access. Please contact me to arrange an alternative mutually acceptable date/time.'0 -
i dont know there address.... they haved moved since we have been here. I have replied to the text saying its not convientiant to come on monday but have had no reply.
So i guess they will come anyway?0 -
As far as the kids stuff is concerned - in your position I should just ignore it and tidy up as much (or as little) as you see fit. It is your home and as long as you do not damage it and you do make good any damages etc before you leave you can live as you please.

I think this is a really good question. And I'm not sure about the photos either, my LL is selling and obviously is going to want people to view. I'm not that happy about having to make everything perfect for photos or actually having pictures taken of all my stuff - so if anyone has the answer to this please post.0 -

My compromise would be letting the survey happen at the inconvenient time to me, but that's it! No tidying up and the house would be as it normally is on a Monday morning.
However I would seriously be looking into changing the barrels of the locks (remembering to keep the old for putting back when you move out) it is fairly easy to do and not expensive.If my posts have random wrong words, please blame the damn autocorrect not me
