LL letting self in when we not here?

Hi we are after some advice.
Just had a text from LL saying there are having a survey done on the flat between 10-12 on monday.
Not really convieniant for us as i take children to nursery and do things on a monday. We could just about manage however LL has asked that we move a few things.... (things they wouldn't know about unless they have been in?)
LL has also asked that the flat be immaculate no toys out and floor space / windows all clean - hard with 3 children.
We rent privatley (the council found flat and paid depsoit for us) as i have posted before LL said they would start paying our water bill... and put up rent by same amount. LL has also added themselves to electrol roll. I can only presume this is for a residential mortgage?
I spoke to the council about this and they said it was fine for LL to do this. I am worried as we recieve LHA? We are on a periodic tenency as LL would not agree to a yearly one again.
Can LL give 48 hours notice and if we not here (taking kids to nursery/school etc) when they come can they just let themselves in? I just dont want strangers wandering about our home, especially when were not here.

Say it's inconvenient and give times that suit you. Or refuse altogether.
I would also be changing the barrel in the lock (apparently not difficult at all - check out youtube, or someone will be along to advise you).

Don't know about selling i have asked and they say we can stay as long as we want..... we had an 'inspection' in january.
I think it is so they can get a residential mortagage - as they have been going on about remortagaing since december - tahts when they put bill in their name (and upped the rent by same amount) as well as getting name on electrol roll???0 -
There are 2 doors and a patio door - not sure we could change all three? can you change patio door barrells only?0

Be there when the surveyor goes round. Introduce yourself to him as the tenant and offer a cup of tea. All very innocent.
If the surveyor is made aware that you are a tenant then he should report it back to the lender. If its a resi mortgage awkward questions will be asked, if its a BTL mortgage it wont cause a problem.
I'm concerned a LL would go to such lengths to get a resi mortgage on a BTL, what other things is he fudging?
Also, its worth pointing out that if it is a resi mortgage hes after then you will need to sign a form to waiver your rights to stay their if they repossess the property.I am a Mortgage Adviser

He has no right to tell you how to live in your home, so long as it's clean when you leave. It's none of his business how tidy/how clean the windows are in the mean time.
Of course, if you're on a rolling contract there's always the risk you could be given notice to leave if you annoy landlord, so bear that in mind.0 -
Ll said it will be at some point between 10 and 12 and the survayer will text them 20 minutes before they get to the flat so they can leave work and be here for them?
I asked the council about LL being on electrol roll and they said it's fone for them to be so although when we get the record letter through i will be changing that on there!0 -
The landlord can inspect the property if he gives 24 hours notice but if it is not convenient you are perfectly at liberty to reschedule. It is illegal for him to enter with his own key if you are out without permission unless there is some kind of real emergency in there. If you rent it is legally your home, as far as the kids toys and so on are concerned, he can't insist on that either. I would do as a previous poster suggested, reschedule or get someone else to take the kids to nursery, introduce yourself and be as nice as pie. And I would also take his name off the electoral roll. I cant see how he can register himself there if he is not resident or how this is even legal despite what the council say. It sounds a bit odd to me. Does he have a full set of keys? Cos if not you could just change the barrel lock. It is pretty easy, I am fairly crap at DIY but I have done that a few times.0
