Unless it's truly disgusting, if it's tidy it will look clean.
When selling, I kept a list and checked everything off - hide ancient motheaten-looking cat, tidy beds, gag husband. You know the sort of thing...0 -
With regard to the "How many viewings" question, I advise you to tell the truth. If you search my previous threads you will see I was put off making a higher offer because I thought ficticious people were being made up.
If you think your answer of "You're my first viewer" will make them think they can put in a low offer, then just be clear about what you are willing / not willing to accept.
Of course, if you go too high you will just put people off.0 -
Make sure your taps are polished, no hairs in bath or on bathroom floor and kitchen work tops/ floors/hob top are clean.
Wipe marks/finger prints off walls and hoover well.
As others said, there is so much to take in they will not notice a bit of dust on the skirting.
I also put lamps and lights on in all rooms to give them a nice warm glow.0 -
Thanks all for the tips/views/well wishes! I'm pretty nervous but focused. This is the first viewing i've done even though it's the second property i've sold. The first the agent did viewings as we had already moved out.
Wish i had the car with me to hide some junk in but DH has it away with work. We'd sorted out two big bin bags to go to charity and i've had to shove them in the garage. Hope he doesn't want to look in there, it's a tip!
As for the price/agent - to be fair we marketed £5k higher than they suggested to just 'see what happened' and they asked us to reduce 10 days ago but we've asked TW for a p/x offer so are awaiting that before we "relaunch" with new photos and new price.0 -
Oh, it takes me back.....I once put PE kits, the dirty washing and two Yorkshire terriers in the car (husband was at work so I couldn't do the usual thing of sending him out to walk the dogs). It's good that you have a viewing and as someone said, I'm sure he won't look in your oven.
I used to put Toilet Duck in the loo as it made the whole bathroom smell nice. I would say just be yourself but be positive and talk as if you have every confidence that the house will sell i.e. if he asks what your plans are say you ARE moving to 'name of town', not IF you sell. I think it just makes your house more desirable.
In the end it will come down to price so just see how it goes. Not all viewers will be comfortable discussing offers and if you don't want to negotiate with them, just say you will negotiate through the agent...that's what you are paying them for ! I hope it works out ok.0 -

Can you not drop the bags into one of the charity bins which are everywhere - supermarket car parks etc?
I hope you are joking about not wanting to look in the garage!Of course they will want to see it - a big thing to have a decent garage for a lot of buyers and they will want to see what is on offer.
I would just ensure any everyday clutter is really cleared away - kitchen surfaces, bathroom toiletries, kids toys etc. Open windows to air out before viewing, don't cook unless there is enough time to fully get rid of smells/steam etc (just have something to eat which doesn't require cooking).0 -
I would say that tidiness is the most important thing. Unless it's disgustingly dirty it wouldn't bother me if the house wasn't immaculate but I wouldn't want to be looking at the floor to avoid stepping on toys.
For the viewing itself less is more. There's nothing worse for us than to have a vendor tell us how they use the room. When we're viewing a house we're trying to work out how we would use the house not understand how the vendor uses it.
A vendor (or EA) talking a lot is the same. If you're talking it's only polite to attend to what you're saying which means that we're not attending to the house.
I'd recommend showing your viewer around once and then sending them around on their own. There's a level of awkwardness you feel with the owner of a house which you simply don't feel with an EA and the best way to get around this that I've encountered is for the vendor to give you a free hand to look around without them being there.0 -
When your house is on the market, you need to have everything roughly in its place and keep the cleaning up day by day and week by week. But ease up on yourself by having a list of things in room order which can be dealt with in a 40 minutes whizz around just prior to a viewing. You can then afford to let these things hang until 40 minutes before a viewing, while just keeping an eye out not to let things develop outside the scope of the 40 minute list.

It might just be the EA's mate coming round to prove that the EA is doing something. He may then put in a low offer in order to encourage you to reduce your asking price.0

Although, i have to admit i thought it odd that a viewer turned up just when the EA know we're considering part exchange. They must be worried they'd lose the business or get less fee from Taylor Wimpey.
OR i just have a suspicious mind?0
