Well it looks like prices went DOWN in Oct '11, UP in Nov, DOWN in Dec, up in Jan. They're still down on a year ago.

Maybe prices are going up, but they look stagnant to me.

Jan & Feb ought to see an increase anyway with ppl trying to get in the SD holiday.

    Good post Betty

The monthly changes can be volatile, but there is certainly a continued and growing upward trend in London and the South East.

You would think they would create a house price forum for this kind of nonsense...oh wait, they did.

The trick Betty is to buy before prices rise, not after.

    Now that would be smart.

Are you personally trying to ramp up house prices so you can sell your buy to let portfolio before the London market bubble really pops especially where your portfolio is in Hounslow?

Of course you are being honest when the months figures are only being boosted by the first time buyer stamp duty beating rush and more importantly the foreign millionaire-billionaire stamp duty rush to get get in before the chancellors stamp duty loop hole closures in next weeks budget?

The land registry figures in London are expected to fall after these deadlines and more after the Olympics especially in the London suburbs. Plus London prices are distorted with the likes of upmarket Belgravia showing rises and run down suburbs such as Hounslow falling. Please don't quote figures for Hounslow borough including the vastly distorting Chiswick figures as evidence in your reply, just quote actual Hounslow.

This is money saving expert after all, so trying to deceive MSE readers is not good especially when you do it with the most expensive purchase they are ever likely to buy.

For the benefit of MSE readers Nollag and Betty are the same poster, check the times of their posts both at anti social times of early morning. Please don't get fooled by their false propaganda agenda.

Can I ask, why on a money SAVING expert forum do you think that higher house prices are good? Isn't this website about SAVING money and not spending it?

It sounds as if you would like house prices to rise and rise and rise for ever and ever. If that does happen (I think it will be very unlikely given that interest rates are now going up) can I ask, how do you expect your children, grand children and great grand children to afford a house? To me that seems very greedy and short sighted.

Also, it seems that there is at least one error in the figures that you have posted compared to the the land registry for January 2012? I had a look at those figures and they didn't seem right, so I cross checked my area (West Midlands) against the OFFICIAL LAND REGISTRY FIGURES FOR JANUARY 2012 landreg.gov.uk/upload/documents/HPI_Report_Jan_12_pv4ep17.pdf and it's completely different!
(NOTE: you will need to put a www. at the front of my link as I can't post links yet. Perhaps someone can post a proper link to this?)

    Your post says: West Midlands:

    Average price of property: £128,803
    Month change: +1.0%

While the OFFICIAL LAND REGISTRY FIGURES FOR JANUARY 2012 says the following for the West Midlands:

    West Midlands:
    Average price of property: £128,803
    Month change: +0.1%
    (Annual Change: -2.2%)

So the average price is the same but the rise on your post is 10 times as much! How does that work? I suggest if anyone is interested in the correct monthly (and annual changes) that they check the OFFICIAL LAND REGISTRY FIGURES FOR JANUARY 2012 as these are the only ones to trust.

I did exactly that - bought before they rose!

People would be smart to follow suit and do the same - property prices are only going to continue going up and up in London and the south east.....:)

In 10 years from now people will be kicking themselves if they missed that boat YET again!

You're daydreaming again, Brit! You'll never afford London, so accept it. By the way, why if you know more than everyone else, including the government, banks, analysts etc etc...) are you working as a traffic warden/part-time community police officer? You'd earn much more money if you were in charge of the Band of England - and you'd be able to buy a place in London then!:p

Listen you paranoid idiot - you're as knowledgeable about ME as you are about property prices. I am not Nollag (except inside your strange head) and I am sure MSE could verify that for you!:p

Furthermore, what exactly is an 'anti social' hour?

I suppose medical doctors, nurses, surgeons, radiographers, paramedics, police officers, firefighters, airline pilots/crew, sailors, television researchers/reporters,announcers, radio station presenters, actors/film crew etc etc..............all pack up and go to sleep at 10pm sharp!:rotfl:

And before you sit and dwell on how to reply to that, for 20 minutes or more, I'll have you know that even surgeons take breaks during operations!:D
