I've looked at a house for a relative - it was close to me (like 10 mins drive away....) and was a journey of more than around almost 2 hours for them, so I did an initial look-see and gave them a little bit of video feedback about the area/ road/ traffic etc
It worked well - they decided it wasn't for them from my viewing, saving them a wasted round trip of say 5 hours (I'm thinking they'd have had at least a coffee break, if not lunch!)

So, we’re now the probable future owners of a 6-bed (5 en-suite), grade II listed cottage, set in half an acre of Norfolk countryside with a small holiday let in the grounds and a triple garage!! 😁

Oh my goodness that’s fantastic news- everything crossed for you that it all runs smoothly!
I can understand the nervousness about a mortgage increase- ours is going from £131k on our old house (thanks to lots of OP’g) to an eye-watering £309k
But, sometimes its just got to be done.
The holiday let part sounds super interesting too, and all that land you will have- idyllic

New forever home- Sep’21 £309,449 @ 2.05%. Plan to clear it before 30 years!!!!!!6 -
We went from having paid ours off completely to owing £215k when we moved here 😮 Quite the shock 😂 but we're down to about £181k now so it's slowly reducing!6
