Thanks Cheery, it's good to hear others' experiences - I hadn't even considered what we'd do if we were put in a similar position (£17k over the asking price - that would be great!), so it was helpful info!
I was out mowing the back lawn at 8.30 this morning in increasing gloom and ever louder rumbles! It didn't need much but wanted to give it a bit of a tidy before Saturday, and figured the rain may get in the way. Literally just got it done before the heavens opened (thank goodness for our back step where I stood while winding the mower cable up!). The front could have done with some too, but it'll have to do. It was *so* dark just before it started raining - we needed the lights on indoors! It's much fresher now, thankfully, and we won't have to water the garden todayMy bit-by-bit approach to tidying/cleaning continues and is working - kitchen is looking pretty tidy again now (i.e. I washed up the bits that don't go in the dishwasher!).
Saw Dad last night for a cuppa and to exchange rhubarb for empty cereal bags (I use for bread/freezing stuff), which was nice. He was away last weekend with his GF and is away again this weekend! It's alright for some! Dinner last night was Aubergine and Potato Tomato Gratin. DH doesn't like aubergine but there was one in the veg box, so I was pleased with the 'it wasn't as bad as I thought' from him. I thought it was quite tasty tbh. Fruit box (and corn on the cobs) arrived this morning - between leftovers from last week, garden produce and eating out, I think we've got plenty of veg in. Fruit looks lovely though and should keep us going for a couple of weeks (apples, nanas, plums, rasps and kiwis - delicious!).
Today will involve work and more cleaning and tidying. Hopefully the fresher weather will stay - it's so nice not to be so hot all the time!

Afternoon all,
An interesting morning... Our (spotty teenager) EA was 15 mins late turning up for our open house - the first couple had arrived and seen half the house before he got there and we were nearly late for our viewing, half an hour away.He also wasn't very apologetic or focused when he got there - I was trying to tell him where to leave the keys etc. and he wasn't paying attention. DH was *really* unimpressed... A few minutes down the road I got a phone call from the boss very sincerely apologising and telling me he'd given the boy a b******ing and that he was going to the house to check on everything. This helped, it has to be said, and I did get another call from spotty teenager later, with an apology and update on the open house. Upshot of the open house was that of the 4 that turned up (2 cancelled), two were non-committal, one was interested and one was very interested. So we'll see what happens... And wait and see if we get more enquiries for viewings.
Meanwhile, the house we viewed this morning definitely has potential and we'll be booking a second viewing, when it's not absolutely tipping it down with rain! It had really good sized rooms, a lovely big garage and a beautiful garden, in a good location. Plenty of room for chooks and veg growing and the mini in the garage (with a driveway for 2-3 cars too). The drawback is the price - £500k (the cottage, with one bed less but a bigger garden was £425k). This was quite a bit more than we were going to spend (although technically affordable). The house has been on the market since January though, so there might be some room for manoeuvre. The village is small but has a very nice looking pub and it's only a couple of miles away from the local market town. We went for a hot chocolate and cake in the town after the viewing, which was nice as we got to explore somewhere that we didn't know - we've driven round the outside on many, many occasions, but never parked and wandered.
Since we've come back I've done some easy work while DH was watching F1 qualifying just to get some out of the way before Monday (and because I'm thinking about that mortgage!). Need to go and collect the cats from the cattery soon - hope they've enjoyed their day out (fat chance!).

* A bit more faith that even if the cottage was lovely, there are other lovely properties out there
* An immaculate house to return to with fresh flowers
