I saw this on Gumtree so checked out the website.

I think they probably have unrealistic expectations on rent for this type of property in the area they are searching.
Then I read their terms and conditions, which say privacy is an absolute. I inspections are unacceptable. No intrusion of our home will be tolerated. We are more than happy to have agood relationship with the landlord which means he can visit at any agreed time.
Maybe it's the way it's written but as a landlord it makes me feel very wary.

We have taken note of your comments and you are quite right, some things are quite arrogant and came across not as we wanted and not as we are. Its one thing to make a website for somebody else, its another to put your personal details online. So we’ve updated it to sound more human (luckily its Saturday).
We have made a research on the market and are renting at the moment, and are looking for the best deal for ourselves. And with our website we just want to give an opportunity to landlords to get a chance to meet us get to know us without restrictions from an agent. We’ve nothing against the agents or anybody else, we are simply using website making skills to make the search for our new home easier and to progress with our plans quicker.
(regarding canabis comment, we are looking for a place to make a small questrian farm and to grow organic vegetables for our children - which we are doing at the moment as well)

I have reread your conditions and for me as a landlord in the area you are looking to live they would still be way to aggressive but I hope you find what you are looking for.
Believe me around Cambridgeshire describing yourself as educated does not have to mean you are a great tenant! I have had extremely educated tenants who lack common sense and the ability to communicate in a useful way.
It is certainly good to use your skills to your advantage and I will be interested in your hunt and if you find somewhere.

Good luck in your search - but just a suggestion...You need to go back over your T&Cs and correct some spelling - specifically 'agents' and 'privacy'. Might be worth having someone look over it, and correct any spelling and grammatical errors.
