How long did it take you to sell???

Don't worry quite yet OP it is a quiet time of year - have a chat with your agent, check they are advertising the place in the local rag, I mean property paper.0

Apparently the average time to get to completion from the time you accept an offer is 7 months on the open market. Which is ages.
We have a property that has been for sale for 11 months in a couple of days. So we are just thinking we will have to rent it out instead. The place is refurbished and in Dorset, just off the A303. We think the problem is the house is too big - 6 beds, not including the basment rooms!0 -

Does anyone have an opinion on this?...
my property is up at £89,950 its a 2 bed semi in a nice quiet village. We have fully refurbished it though there isnt any parking.
We live in Newton, alfreton, derbyshire. anyone have any opinions on the area?or pricing?
maybe im just been impatient but it i though after a weekend on right move i would have at least one viewing!!!
thanks
Is it ex-council? I suspect so, in which case that may be your problem.
In some areas it really doesnt matter if its an ex-council (in/around London), however in a lot of areas its a huge turn off. Primarily becaquse a lot ofn people resent the fact it may have been bought for peanuts under Right to Buy.
Although it does seem to be at a good price, have a look around and see what a potential buyer can buy for £90k in your area. Can they get a 2 bed property in a better area for the same price?
Hope that helps!0 -
Sold BTL August (completion 10 weeks), 1 viewing, 4 days.
Sold BTL December (completion yesterday, 7 weeks :j ), 2 viewings, house never properly on market.
Own house up for sale for 6 weeks, 2 viewings so far  . 1st 2 were 1st time buyer prices, which makes the difference. Ho hum, viewing on Friday.A positive attitude may not solve all your problems, but it will annoy enough people to make it worth the effortMortgage Balance = £0

Mine went up 1st week of the world cup, had no viewings until England were out. 3rd viewings in the first week and it sold on the Wednesday. It was up for 89950 and I accepted 85000 which is what the estate agent said I should expect. There was 5 of them up for sale and they all went very quickly. There was a greedy person who put his up for £105,00 the week mine was sold and it`s still up now.0

I'm not even going to bother saying what I think. You never come back to justify yourself.

lauren, you've only been on the market less than a week! Wait until it hits the local paper and then start worrying, lol!
I found what I think is your house and it's not ex-council, it's a very typical 2 bed terrace and, it's lovely! I've looked at prices within a three mile radius and it seems to sit quite nicely with similar looking properties, several under offer at the same price.
I'd eat my hat, if I had one, if you don't sell your house pretty quickly. The house is really lovely, everything new, well presented and it will really suit the fairly young FTB that I think it should be aimed at.
Just the back garden needs finishing?
I'd ask your agent if they could give it a double slot in the paper with an exterior and one of the better interior shots, if they use pictures in your local paper. Really, if I were an EA, yours would be the 2 bed terrace I would give a really good push!Everything that is supposed to be in heaven is already here on earth.

My 2 bed terrace took exactly 1 month from 'put on market' to accepted offer. Admittedly that was 4 months ago and we're still not quite completed but it's only supposed to be a week now till we do. We'd had a couple of really low offers from someone wanting to rent it out but the lady buying it loved it - loved the high ceilings, small garden, the cosy feel (she said) - dunno what she'll think when my lamps and cushions are gone.
But I'm chuffed that she loves it so much as it feels nice to sell to someone like that. Good luck with it, it's not a very enjoyable time, really...

Thanks again everyone.
And thanks Doozergirl,it was very nice of you to look up my house and give your opinion.A very nice opinion it was too :A
Your right the garden needs finishing.I asked the estate agents if i should and she said no! think i will get stuck into at the weekend anyway.
Thanks again, my stress levels are dropping by the post lol0 -
EAs always say no, but it's always best to give people as little to complain about as possible and confront any issues before people raise them - they always do! Even if you just lay grass seed and wait for it to take hold, you can always tell viewers that you've removed some ugly monstrosity for their benefit and that by the time completion comes, they'll have a lush lawn!Everything that is supposed to be in heaven is already here on earth.
