How long did it take you to sell???

Hi everyone,

Having decided its time to move on our house went on the market friday 16th.

I am excited as you would imagine and just wondering how long it would be before i got some interest.

How long did it take you to sell yours and were the buyers running through the door as soon as it went on the market??? lol

I think im abit optimistic and very impatient.Thinking i would have lots of viewings booked in by now !!!

Any how im interested to hear about other peoples experiences idf you wouldnt mind sharing them with me

    Hi Lauren,

    Things vary considerably across the country and by property type; but here in the south-east, first time buyer properties aren't hanging around long.

    My 2-bed flat went on the market last week (Monday 12th) and I had a viewing that very evening (off the estate agent's database). More viewings were lined up for the rest of the week, and I sold on Friday for £175,000 (asking price £179,950). I could have probably held out for more but it puts me in a good position for my purchase that I am now negotiating on.

  • It depends on the house. A nice house will sell within its first week. There are always many people waiting for the right house.

    I have been in the market for many months. A nice house newly released on Rightmove will recieve about 10 viewings on the first weekend and will tail off after that. If you dont recieve an offer after such an initial amount of interest then it could be many many months until you sell.

    I visit the Rightmove website on a daily basis in the area I am interested in and will usually be one of 10 to view a nice new place on the first weekend. I usually find that if none of us end up buying that house that everyone will be waiting and chasing the next nice house on the market.

    I have seen some not so nice places remain on the market for over a year and some remain on the market for 6 months plus.

    So it simply really depends.

    I put ours on the market last week with viewings from today. Had an offer for full asking price within 15 mins of viewing starting from first person through the door!
  • Our last house sold 30 minutes after signing with the estate agents!!! They offered the full asking price...another buyer offered £1000 extra but my DH (honest and true!) would not accept as he had agreed on the first offer! Our house now was a massive mistake ...and if we sell it during our entire lifetime I would be surprised!!! The only way out for us is to win the lottery and move ...so sad....but true!
    I have had brain surgery - sorry if I am a little confused sometimes ;)
  • We sold within four days but it does depend on what the market is like where you are, and of course the desireability of your property.

    We are about to complete on a house near Reading, and have been looking for months for a suitable property. The area we are looking at is mad in terms of property being snapped up - but houses we looked at in October still haven't been sold. This is usually because they are in a bad location (not something you can do anything about), or because the vendors have not "house doctored" them before offering them to market. Buyers get put off by the strangest things!

    It also depends what you are hoping to get. Most houses around this way will have offers of asking within a few days if not a few hours. More often than not they are left on for a couple of months simply to get the price 'bid up'.
    2 + 2 = 4
    except for the general public when it can mean whatever they want it to.

    The house I bought last year had been on the market about 6 weeks and had one offer on it already, not sure how many viewings. I couldn't work out why what appeared to be a nice house in a good location hadn't disappeared off the market more quickly - then discovered that the EA had made a mistake on their website and put it down as having 0 bedrooms! So anyone searching for a house on their website or via Rightmove wouldn't have found it (it actually has 3 bedrooms!). It appears the vendor hadn't checked what the EA had put on the web. It worked well in my favour, but please check how yours has been listed as mistakes like this could leave it on the market for months!

    we "sold" within 2 weeks and had approx 32 vieiwings in that time. However we're in surrey and the housing market was very strong. Although the offer came in quick (February 06), we didn't complete until August 06 - it took blooming ages
  • I put my house up the Thursday before Christmas - 4 viewings on the Saturday - 3 offers, 1 accepted £2500 over asking price! The buyer is absoluteley determined to get the house - however things arent going well - mysteriously 4 days before exchange their mortgage offer has been *withdrawn* !! Still trying to get out of the sols/agents/buyer what exactly is happening. Agent is in touch with other two offers so it seems like quick doesnt mean trouble free!

    What I would say is that we spent two weeks before putting on the market cleaning and sorting like something possessed (The House Doctor ringing in my ears) we bleached the bathrooms, and kitchen to within an inch of poisoning ourselves, had the capets cleaned, touched up some of the paintwork, filled the garage with all of our beautiful clutter, tidied the garden etc. It was VERY hard work, but I honestly think it was worth it. There is another house in our road - £20k cheaper and in my opinion just as nice - been on the market for 4 months. The viewers we had said things like 'isn't it clean and tidy' - I think it made a difference!

    Oh - and we really did turn the lights down, the heating up and lit the fire - psychological - but it worked for us.

    Good Luck - and remember, when you have bleached everywhere and it looks like never before - you will wonder what youre doing selling your perfect house - stick with it - it return to usual squalor very quickly (and when the buyers pop in to measure up you have to spend the day getting it spick and span again!)
