    We also sold within days but its in my city's most popular area. The first viewer was round within half an hour and offered the full asking (which we thought was pushing it) the next day. But the agent advised hanging on so we had about 20 more viewings over the next few days. So put on market late Tuesday and deadline for offers on Monday. In the end there were four offers, all proceedable and all over the asking. We didnt choose the highest but one that we thought was most reliable and nicest!

    I agree with everything said about spending a lot of time cleaning and tidying. If you're going to move anyway after selling it makes sense to do a big de-clutter before the move rather than after - and you might get more for your house and pay less for removals.

    the big thing we hadn't realised was what hard work/stress it is being on the market. As we were doing the viewings, not the agent, in the end we just took the week off work and just did viewings full-time. And forget cooking - too much cleaning up afterwards. We lived on take away/ate out for a week.

    Our flat was on the market for 6 days and we only had 2 viewings (2 is our lucky number when it comes to property) and we accepted the first offer which was 4k less than the asking price.

    The EA told us during the early stages that he had had plenty of interest around the time we accepted the offer so should it had all fallen apart then he was confident he would sell it fast. Whether this is true or just EA talk I don't know because we completed with that buyer 4 months later.
    House purchase completed 6th December whole process took 4 months.

    Hang in there everyone it is worth it

    About 2 weeks after putting it on the market last April. Estate agent was faffing around for 2 weeks: He wouldn't prepare the details without internal photo's - we were both working 9-5 and he wouldn't come outside office hours to take the photo's. In the end I said he had to put it on the market immediately without the photos and we'd add them later. He did as we asked, first viewer came next day and paid full asking price. We knew it would sell quickly if the price was right as it's a very popular cul-de-sac.
    We also asked him to put the asking price at 5k higher than his own estimate, as that's what the other EA's had said it would fetch.
    Though the EA was bolshy and pernickity we still chose to use them because of their location and good advertising methods. Costs were same for all 3 agents we saw.

    I've been following this post with interest as our flat went on the market yesterday at £250k, the first viewing was today and the guy made an initial offer of £235 which we refused and a second offer of £240k. We've accepted the offer on the basis that we are keeping the property on the market (it's going in the local paper tomorrow) to see if we get more interest. Is this a good way to go about it? The reason we've accepted the offer on this basis is because we have a house that we have put an offer in on and although they were happy with it they wouldn't take theirs off the market as we hadn't even got our place up for sale at that point, let alone got a buyer.
    This is the first time we've sold a place so just some reassurance that we're going about things the right way is all we really need! Or if there's something else we should be doing or could do then please let us know!

    Snappy sellers above: we took about 16 months from house on market to exchange in Jan 2006, what a battle, house was rather quirky though so the market for it was illiquid - we had to wait for the right buyer to come along.
  • Took us a good few months with very few viewings we were selling a house for 300k which when it gets the work done on it will be closer to 400k apparently, so it needed someone with money and time to do the work! Everyone is worried once they find a house they like that it's going to get taken by someone else and they latch on. When we got offers they were always pretty keen to get you agreed.
    We are moving down the ladder anyway and the houses we are looking at now all get snapped up within weeks at the most if they are good, a few have a tendency to come back on though because buyers can't get the mortgages they thought they could and the like...we'll thats what we get told. lol

    ive still has no viewings or phonecalls.

    Does anyone have an opinion on this?...
    my property is up at £89,950 its a 2 bed semi in a nice quiet village.We have fully refurbished it though there isnt any parking.
    We live in Newton,alfreton,derbyshire. anyone have any opinions on the area?or pricing?

    maybe im just been impatient but it i though after a weekend on right move i would have at least one viewing!!!

  • TBH, I think there has been a big shift in buyer sentiment since the turn of the year. Xmas bills arrive, an interest rate hike and maybe another to come...? Nothing is selling round my parents way (North West).

    At that price, your house is a likely FTB but these are precisely the people who are unwilling/unable to buy at present prices.

    Sorry I can't be more positive. I'd see what happens by Easter. If the market is going to pick up, its normally after that point in the year.
  • well it's taken us a little over 18 months!
    We had no offers until the last couple of weeks when we've had two, one of which we accepted, only £1000 under the asking price.
    No idea why it took so long, but everything around here has been static for a similar time.
    We weren't overpriced and it's a newish house, the market was just soo slow.
