Ok Andrew. You got a chance to redeem yourself... Are you looking at monthly, quarterly or annual trend?

I have a feeling he wont respond to this.

After all, he has seen the same data we have.

The healthy market period to now. The healthy market was over 100k. The prices are falling and the volume still suffering. The international and business based buyers were just hit in the new tax year too as they have a lot more stamp duty to pay now.

Why did they [STRIKE]rise[/STRIKE] stagnate again in April, Andy?

People looking to remortgage are increasingly finding their options limited. As rates have moved discernably upwards in past 3 months while underwriting criteria continues to tighten. Also some lenders have yet to implement planned rate increases i.e. BOI.

No its not. It is a long term trend, not a few months here or there. It is healthy market through to now. Trends are over years.

Was that an answer to my question?

Fortunately I do. Housing is a long term investment with an applicable long term trend. It takes out the noise and volatility. A clear picture is formed and it highlights the market influence we have seen since the end of the healthy market. Unless these alleviate then the market will continue its suppressed state and it is vulnerable to further deteriation in the environment.

    Spot the trend.

The peak on the left is the end of the healthy market. To now it is moving down. Hope you understand the long term trend now.
