    These are the numbers .... clearly, 2009 was the low point - we all know that, the bottom of the market.

    It's UP from here on a rapidly increasing number.

    The stamp duty holiday coming to an end soon has caused a spike in demand. This was identified by a number of sources.

    But I thought FTB's could not get on the ladder - that's what you have been telling everybody - Andy Guil.

    So, who is causing this spike? If it is a spike, it must be FTB's that are ploughing back into the market?

    If you are right - this spike means that FTB's are now realising their dreams of a home of their own.

    Rental income and take-up should see a corresponding fall in that case - which it isn't - odd that?

    It is not black and white like that, slightly concerning that you think it is. There is always some demand over the year, that is normal. What has happened is that some of this demand has been squeezed in before the stamp duty holiday finishes.

    Why are people so obsessed with house prices increasing, ever thought about concentrating on paying off some of it to increase equity instead... house prices rises benefit nobody.

    Although I think McTittish's idea is a good one, I think a better way to defeat these idiots is to just ignore their posts.

    Additionally, any threads started by them (and we all know who I'm talking about) should be left unanswered and allowed to drift off onto lower pages of the board - never to be seen again.
