padington - can you find any examples on rightmove? Can't find anything under £300k under 'Muswell Hill' for 2 bed houses, and if searching N22, there's not much choice either near to where you say.

The city, with so much green space, full of shops and life, 2 cinema's, overland station straight into the countryside and morgate, picadily line 6 stops into kings cross, lovely places like muswell hill and crouch end a stones throw away and 2 bed houses for 280k anywhere else?
Stratford - 2 cinemas, brand new shopping centre, 10 mins into city, overground, underground, eurostar, green spaces, olympic parks after games, wanstead etc very close, 3 bed houses under 280k.
Does this mean I want to live there? No. Transport connections and cinemas dont make an area nice, just convenient. If you have to say 'lovely places a stones throw away' then it normally means the place you're talking about is a s**thole.0 -
I went for something like this and got it down to £282k a month a go from £295k .....

This is the area I'm talking about. Little 2 bed houses come up in this area quite a lot because there are a good few roads with them. Hobarts estate agents N22 usually have a selection. I admit right now there seems to only be this one on right move but a month ago there was 5 nice ones.

Between wood green station and alley pally station is already a nice area (street view it). Also wood green itself is very busy and multicultural but i never feel in anyway threatened by anyone, there just is so many people you feel safe and the moment you go from wood green station towards muswell hill it gets really really nice and green. Also I love the shopping at wood green, you've got every shop you might ever need up to 7pm in the winter and 8 pm at night in the summer. After work I always get to be dawdling around HMV, TK Max, Giant WH Smiths, Game etc when most people are lucky to have a corner shop and a ladbrokes right at the end of their road.

A little patience and you should be able to have a little cottage in the city with a garden (backing on to a conservation land too) with no more than 300k spent.
As I've said buying well is all about micro post codes, those little spots between a nice area and one with potential and this is a great example of that in my book. If you want to live next to the home of the BBC, still within a relatively small budget and get a free hold country cottage bang in the middle of North London, this is the place.

I guess in the current market you may need to develop a good repore with the local estate agents and get them to call you as properties go live but with a bit of patience it will pay off. London is so vast and has so many areas it's very difficult to suggest one specific part to look at! As previous posters have said, you can have glorious areas bang next door to dodgy rundown areas. Believe it or not, some people actually like the rundown areas for their 'edginess'! A lot of where you choose to buy depends not just on your budget but your lifestyle too.
I'm a born and bred Londoner and have lived in many parts throughout my life, I've also been to most parts too. Being objective I would say the following are all lovely/nice parts to live in - subject to your requirements of course. Some parts are more central while others are on the outskirts but still come under Greater London - which gives you the best of both worlds if you want easy access to the centre, but green and peace at home.....
In no particular order my suggestions are:
Clapham Common
Balham
Dulwich Village
North Dulwich
Herne Hill
Blackheath
Richmond
Cockfosters
Putney
Palmers Green
Southgate
Little Venice
Highgate
Hampstead
Purley
Banstead
They're nearly all very expensive areas but you could strike lucky!0 -

I (obviously) concur with the poster about North London. Have just (last week) accepted an offer on my lovely Edwardian 3 bed purpose built flat, with a garden that backs onto a canal, 10 minutes from tube & rail lines on a tree lined residential street. Gutted about selling, but its for the best for me and the person I own it with as our lives have moved on.
Mine wasn't officially on the market either, so worth getting friendly with the estate agents in the area you choose as they will most likely know of people who will sell for the right offer. Mine was on the market a year ago and I took it off as it wasn't shifting. A year down the track and surprise viewings and an offer!

From the areas you mentioned it sounds like you’re wedded to bog trotting South London but, if that’s not the case, it’s worth having a poke around Walthamstow. I’ve lived in Peckham Rye, Nunhead, and Walthamstow and think the latter is by far the best. Your budget won’t stretch to the nice enclave within Peckham Rye (and you don't want to be outside it!), and you can forget East Dulwich which up-and-came a while ago. You might find a 3 bed terrace in Nunhead, which I liked very much (v. good fishmonger and some REAL shops in the little parade) although it’s pretty sleepy and quiet after dark.
Walthamstow is 17 mins on the overground to Liverpool Street and for £350k you should be able to get a decent 3 bed terrace in the ‘village’ area which is where you’d want to be (basically about a half mile radius around Beulah Road). If you’re thinking of sprogging then the Henry Maynard Primary School on Maynard Road is considered excellent and is a real draw for young families coming to the area. The area immediately to the east of Shernhall Street, and south of the train line, is the wrong side of the tracks but is where you’d get a bit more for your money and where biggest rises are likely in the future, as it’s in the ever decreasing catchment for the school.
We moved to the area a couple of years ago (from Stoke Newington) and absolutely love it.0 -

It might be a 'down and going' area though because thats where shelter charity says all the guys on benefits are going to have to move to after the tory welfare changes. I bike to work everyday (King’s X) and door-to-door it takes 40 mins, the same time as the tube. The top end of the Lea Bridge Road can be a bit hairy sometimes....
The ‘down and going’ label may apply to some bits but not round our way where estate agents seem to sell all the decent places with ‘open house’ days within a weekend. But Walthamstow is a big place and there are certainly large swathes I wouldn’t fancy living in, but the same applies for almost any London borough.0
