How do I deal with this awkward tenant?

    Covering your back is of course vital- you have tried to undertake repairs, access was refused by the T and you can show this to be the case ( presumably other attempts were discussed over the past 5 years?) It's galling when you get "reported" by someone who perhaps does not know the full history - good though that the old boy has someone watching out for him

    He has no family that I know of, his health is poor, his liver must be shot to hell. I have no idea if social services are involved with him.

    The holiday idea's not bad, it would have to be cheaper to buy him a package holiday than rent another flat for him.

    I can't see him going away and letting me have free rein in his flat though.

    You are automatically taking the tenants side and looking at the suggestions in that light.
    Thanks for sharing your opinion. Do check back though - in Jamie11's situation I would have pursued access for necessary repairs via the courts before now.

    I know as recently as last year, in representing a tenant , that the social services are able
    a: to discern the intentions of the landlord.
    b: they have an interest even obligation in seeing that a vulnerable tenant is not sent back to an unsuitable home.
    Precisely - it is good that you understand that.
    Who said a caravan in February- turn off the Daily Mail mindset- if you meant it as a joke a smiley might help.
    The T is being released from hospital, it is February, work needs to be done on the property. HTH.
    So can we temper the discussion with options over opinion,

    That was all a month ago.

    On Friday I was informed the tenant had died.

    End of story.

    I sank a small whiskey in solemn commemoration to a guy that had paid me nearly as much in rent over the last 17 years as I paid for the freehold of the whole property in 1995.

    I'd be a poor human being if I gloated over someone's death.
