But in the ensuing 3 years you have not managed to BUY!

Maybe you underestimated the market when you sold? What's your analysis?

I think you can easily tell us on here what your business does without advertising. We don't want to know the name and/or telephone/e-mail of your company just it's mode of business.

I'll give you the idea: I used to be a Bank Manager, The Bank I worked for provided Banking Services & for my part I offered a Premium service for wealthy clients.

Now it's your turn, I run a prperty business.......
Thanks to all who post comps :A :T

ok, PanjabiMunda, I'm perhaps being a bit unreasonable with my last post, so I'm sorry.

I still am very dubious about the reason for this thread. Yes, EAs can be complete !!!!!!, I know, I work for one! But your original post comes across as very suspicious because you say you work in property of some kind, you say you've been looking for a similar sized house to the one you sold for 3 years, you say this local agent is making you very angry yet you have persisted in going to them to look for properties, you say that you contact people directly to view their houses, and you still haven't bought yourself a house?
I'm not so much disagreeing with what you say about agents, I'm suspicious of the tone of your thread. It immediately made me think, ye, what's your game?
I half expected a list of mobile phones for sale at the end of it.

How do you find the properties that are up for sale? If you find them through the sign post in the garden then theoretically the EA could still claim commission as they have introduced you to the owner?

Might it be that you are only looking to buy properties at Below Market Valuation?

Looks like he's gone now that I've worked out what he's up to. No doubt hoping he would find someone on here desperate to sell & willing to let him have their house at Below Market Value.

No wonder he's no fan of Estate Agents (come to that neither am I ;) )

  • grrr makes me agnry sometimes that people have this opinion of all Estate Agents. Why so agressive, looks like your going into agents and hassling them, they were propbably gobsmacked by your attitude and not what youd said, sure there are some agents that are bad apples but most just want to sell homes and earn money.

A price is put on the house with agreement from the owner, sometimes agents can be over optimistic but its better than selling cheap. You say you know the market locally , but do you actually know what they sold for?

contacting people direct is not the way to go, some people use agents for security, some people like to leave it up to the agents to deal with everything, that is what they are paid for. In some circumstances if you buy a home direct from knowing the property was for sale via a for sale board they will also incur fees due to the agent.

something sounds very fishy here to me and I think the poster has some kind of motive and is giving advice where he shouldnt.

Sounds like you have got a personal problem with any and every estate agent out there, and an aggressive attitude that your proud of.

Yes, I like to hassle little old ladies in their own homes so that they sell me their property cheap too, and so I hate estate agents as they sometimes stop me making a load of money. ;)
Don't see the point anymore in offering advice to people who only want to be agreed with...

Well I like the estate agent that is acting for the house that we want to buy - she's told us to pitch for below stamp duty thresholds - a whacking £12K off a £137K house!

Things here are slooowww. She said they even had people arguing over lawnmowers! She doesn't expect anyone on the estate that we went to buy on to get anywhere near the asking price.

I was suprised that she was so candid, but we are in a good position so hopefully she'll encourage the seller to accept :)
