Estate Agents!!!!

Hi all
I have been after a property for 3 years nows, i ahve now sold mine but cant find another of a smiliar size to move to!
There were a few bad incidents i have had with agents due to them telling utter b&ll5£$t and lies
There was a house, corner plot, spec was a VERY high standard, sold for £465000, few months later another house IDENTICAL BUILD, come up for sale in the next street but in the middle of the street, no done up as nice but still nice house, and the agent asked £475k for it?!??! how could they justify this? I kicked off big time with them and asked them how they managed to get to that valuation figure! anyways, 7months down the line its STILL for sale and now at £459k with no offers...
2 streets away a house sold for 375k, number 7..... then 2 months later a house number 11 comes on the market, only difference between 7 and 11 is 11 has a conservatory and decorated, where as 7 needed good paint work and that all... and they asking £475k for number 11!!!! SHOCKING
I asked the agents again, i said are your valuers feeling ok? number 7 sold 2 months ago with another agent for 375k after 4 months being on the market, its been 8 months and number 11 is on with yourselves for an extra 100k, can you JUSTIFY A CONSERVATORY FOR 100K AND A DASH OF PAINT?
They were GOBBSMACKED!!!! didnt know what to say.... this estate agent is really annoying me as i feel they are over pricing just to win new business....
I know EVERY house in this particular 4 streets, as i have worked on them and assisted clients there, Anyone got any views?
It just seems they are asking silly prices, and leaving homes on the market for a long time, i have started to write to people DIRECT now if i llike a house and funnily enough, people are contacting me asking me to come view thier house! If i like i'll buy and save them from FEE;s and myself a little off the asking price!
MY ADVICE, LETS STUMP OUT AGENTS!!!!! If you like a house, write to them and communicate, why pay an ESTATE agent thousands for something you can do yourself....

We all know that EA's are not whiter than white, & we all grumble about them. Yes regulation would help but to be honest I don't see it ever happening.
EA's work for the vendor not the purchaser, they will (and do) value properties at whatever they think they can sell them for. They may be wrong sometimes but in the end a property is only worth what someone will pay for it.Thanks to all who post comps :A :T0 -

point is, fed up of agents.....
no wonder the UK property market is a joke!
people are paying against the odd for property which right now is in negative equity, and the people to blame are the agents for telling the VENDOR what its worth to win business.... when in actual fact it aint really worth what they say....
