2nd Viewing? Whats this really mean...

Been on the market 2 weeks, had 3 viewings and set for a 2nd viewing tomw

Have you ever 2nd viewed and gone on to buy/not buy?

Why would you 2nd view a property?

Don't want to get hopes up as its a extremely tough market but optimitic at the same time ahead of tomw...

    I did, or rather I saw it first and went back with DH.

    Yes we bought it. It was good for us, but it isn't a particularly special property.

    I wouldn't second view a home I didn't like.

    I second viewed a few properties to make sure my initial instinct was right.

    Also second viewed at a different time for traffic/noise concerns.

    50/50 whether I purchased based on a second viewing.
  • 2nd viewing is for practicalities...will your furniture fit, what's the street like at different times etc etc

    I have 2nd viewed a few but didnt go any further when I thought about the practicalities
  • Second Viewing is a good sign, they prospective buyers have done the first viewings and now want to check again to clear any doubts or questions they might have. It's probably the biggest purchase they will ever make so I don't see why you are feeling uneasy about it. I went for second viewing after putting the offer in ;-p, kinda naive but it all worked out in the end.

    We have second viewed two properties lately.

    first one, hubby had seen on his own, I went, was not impressed, even though I thought it was the one from outside and the pictures. Whole house smelled of dog, and I just knew it would be a complete refitting of carpet etc, amazingly hubby had not noticed. so what I thought was walk in condition, was definiely not...plus I didnt like some aspects which were conveniently missed from photography.

    second viewed another one, I loved it, move in walk in condition, too hubby for second viewing. Then we lost our own buyer, so we could not proceed, coupled with hubby being made redundant same week. Now cannot proceed as the location does not work for his new job!

    Lots of reasons, had second viewings on my own, and third, similar stories everywhere. Had one last night in a similar house to ours, but ours in much more desirable area, he is on third viewing, not getting my hopes up that he gets a buyer yet!

    I would normally only second view if I was considering putting an offer in, or trying to decide between two properties.

    However, that has been complicated by now buying with OH. I found somewhere ideal and dragged him back for a second viewing (in my head to really think through what we could do with the space and get an idea of the work needed).

    He had decided he didn't like it, and walked around with a face like thunder, so no, we didn't put an offer on it. It was one of my most depressing viewings ever because I really liked it :(
    I've got a plan so cunning you could put a tail on it and call it a weasel.

    To explain 2nd viewing, I think 1st viewing needs to be clarified.

    A 1st viewing is just a follow on from a rightmove and Agent's listing filtering process. It is more filtering. Does it match the listing? How does this property fit into time [to get to work] and space [its locality]. Is it somewhere where I might want to live. Or not.

    The first viewing for us is never about whether to make an offer. That is for the second viewing.

    Well we had a third viewing , tape measures at the ready, they really, really liked it and guess what.. we never heard from them again.

    We are stilll early in the process of buying our first house. We viewed about eight, agreed on one we both liked and had a 2nd viewing. We had a much clearer idea by this point of what questions we needed to ask and what we needed to look out for. I also took my mum along for another perspective from someone who had been through the process.

    Everything checked out and we started negotiating on the price but turned out sellers were a bit deluded and we've had to walk away.

    A 2nd viewing is good news but by no means a definate sale.
  • When we put our last house on th market at the end of Feb 2011 we had a viewing booked by one couple for the very same day. They were totally gushing and genuinely appeared to love our (very unusual) house. The next day they booked a second viewing and this time brought the wife's sister to see the house.....at this point I did begin to wonder if they were carpet treaders! Especially as our house was soooooo unusual, but they did seem extremely keen. We were very optimistic that they would make an offer, then the EA dropped the bombshell that they had approached him regarding marketing their own property......turns out they were not even on the market yet and that was even though we had instructed our agent that we only wanted viewings from proceedable buyers as we were in a hurry to move :mad:

    These people did indeed put their house on with the same agent and we kept hearing back that they were in love with our house, but within two weeks we received an acceptable offer from genuinely proceedable buyers and within eight weeks we had completed on both our sale and purchase. By the time we moved the original interested couple had removed their own house from the market......
    Mortgage-free for fourteen years!
