  • Let them say what they want. If the freedom of speech thing worries you start your own website and post it all there. I find the people on HPC a bit bitter and twisted that they thing they missed the boat. Some i think also feel the country owes them a property and the house prices are all not fair.
    They have been predicting a crash for how long now? They will be right eventually and then well all here "I told you so". Their glory day will come. But while they are waiting in the last 2 years i have bought 4 properties and my wage has only just increased to £25k. The property game is different now and you can either learn the new rules or wait around for the crash and hope you can do something about getting yourself a place then.

  • The ecomomy has changed. There are usually two incomes going towards a property unlike for most of our parent that were only one income families. The deregulation in money providers makes getting hold of money so much easier in many ways ie more competition leading to a more diverse range of product available. The economy – large influx of immigration, spending habits and priorities have changed and the idea that a lot of younger people these days feel that the world owes them. A more transient population leads to a need in more rental properties as well.
  • Also lets not forget that there are far more divorces these days, so where a couple used to require one house, now they have divorced they require two - this creates more demand...

    I'll stay on topic, as were talking about freedom of speech, and not about house prices :rolleyes:
    HPC moderators are like the gestapo. I used to frequent the site, and agree that it has turned very one sided. Much better discussion/argument's at "the other place", and the resident bull's are a lot more intelligent than the "prices only go up", "renting is dead money", and "you missed the boat" bulls at HPC.

    I agree with what you say about 2 incomes going towards a mortgage but I believe that it is a mistake to think that money will always be this easy to borrow.

    At the moment, a lot of money is being 'invested' in the carry trade. That is where financial institutions borrow Japanese Yen at very low rates and then lend it out at higher rates in the UK, New Zealand and South Africa.

    As it looks like Japan is in the process of 'normalising monetary policy' i.e. gradually increasing rates to 2-3%, this carry trade will become not profitable enough to support the risks involved. At that point we are likely to see a drop in the value of the pound and a rise in UK interest rates IMO and certainly money will become much harder to borrow.

    As far as I can see, the change in spending priorities seems to be towards luxuries rather than for any form of investment.

    Immigration is an issue and will remain one whike the economy is bouyant but New Labour are taking a lot of risks with our futures I think.
  • Agree with all your points Generali and as i said previously the HPC co will have to be right at some point, the economy does go in cycles, the HPC will get their "I told you so moment" it may be in the next year it may be in the next 15 years, thats life. I just feel that that a lot of people over there are using the excuse that prices are too high as a reason not to do anything about improving their own circumstances. It is more a pity parade. I do enjoy reading both sides of the arguement and do keep it all in mind when making my decisions but i am not going to let it hold me back. I don't have the time or the energy to dedicate to jumping on the bandwagon for something that will eventually happen anyway.

    I remeber the late 80's early 90's. It was dismal!!
