            Thanks for your input, as for overnight visitors I have no problem with that as he will be living in the garden house so they don't need to come into the main house all I have asked is for him and any visitors to keep the noise down and respect my neighbours.

The kitchen is downstairs with an adjoining wet room next to the garage, I have not problem with him using it.It's better to regret something I did do than to regret something that I didn’t. :EasterBun0 -

Oh I'm sorry, I only agreed to rent because I was asked. If I am good at it and things work out I might think about renting out another room.It's better to regret something I did do than to regret something that I didn’t. :EasterBun0 - 
            Its a large study/office it has no bathroom/kitchen ect only electric like I said.
And he will not be changing locks on any doors.

            Well if it's an office and he's going to be sleeping in it then it's probably against planning regs although you're unlikely to get found out unless a neighbour spills the beans. Which they might as it's probably not going to be very nice for them hearing doors open and shut if he wants a wee in middle of the night.0

My neighbours do the same thing and they are solicitors so I'm not sure about planning regs ect I could always ask them as I can't ask my parents as they both went back to god in November. As for the noise I don't know how they can hear anything as the house is detached.
Anyway if it's a problem then I will just tell him that he cannot sleep out there and he has to sleep in the house.It's better to regret something I did do than to regret something that I didn’t. :EasterBun0
