            Are you absolutely certain that giving him exclusive use of your garden-room won't suddenly transmogrify his status from a lodger to a tenant? Naturally, if he's a decent sort and never wants to cause you any trouble in the future this may not become an issue.

All I can do is just hope things work out, I did give him the option to live in the main house but once he saw the garden house he wanted to stay out there. Anyway I have told him that we both have a 28 day cooling of period just to cover myself so I can monitor the situation.
I haven't given him exclusive use of the garden house I have agreed his can sleep there ect.
Perhaps I better read up on the difference between a lodger and a tenant as I don't want anything to come back and bite me.
I forgot to say when he came to the house he apologized for his whole attitude blaiming his sharp tone with me on pressure from lack of sleep.
I am prepared to over see that but I also told him if he raises his tone with me again he will have to look elsewhere to live.It's better to regret something I did do than to regret something that I didn’t. :EasterBun0 -

I think you have to be very careful letting out the garden house as I'm assuming it will have a lock on the door (if you allow a lodger to put a lock on their door I think it changes their status from lodger to tenant but if I'm wrong please someone pull me up on this).
Also he will have his own private entrance.
Is the garden house self-contained -in that does it have it's own cooking and bathroom facilities?
A lot of these kind of things can mean he is not a lodger and is a tenant and will have a lot more rights and be harder to get rid of if things go wrong...(again I could be wrong but please research into things)...and good luck0 - 
            Assuming that this isn't a wind up...I too think garden house would make him a tenant not a lodger. Also, it's rare to get planning permission to have a separate building in the garden for sleeping in as opposed to an office or storage - is this an office in the garden that you are going to turn into a bedroom, or is it a proper self contained building with PP as living accommodation?0

Its a large study/office it has no bathroom/kitchen ect only electric like I said.

Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -
